JOB SUMMARY: 

Sky Zone is a rapidly growing multi-unit organization and, as theDirector of Real Estate,you will play a critical role in helping to lead and support that growth. You will assist the VP of Real estate through the execution of the companys overall strategy by managing and executing all assigned tasks and projects in a timely and efficient manner. You are self-motivated and tenacious determined to accomplish the acquisition of park locations for the development of financially successful new Sky Zone franchise and company owned and operated (O&O) locations in accordance with the schedule dictated by our annual growth plan. 

 

 

QUALIFICATIONS: 

  • Bachelor’s degree in related field required including business, real estate or related field.  

  • 10+ years of multi-unit real estate-related experience. 

  • Ability to travel 50% of the time is required, related to site selection and market tours, and company needs.  

  • Franchise real estate experience required.  

  • Technically savvy having worked with various GIS platforms (i.e. Buxton, Tango, Locate AI, Site Zues, etc.)  

  • Strong financial acumen with proven experience in real estate financial analysis including proficiency in Pro Forma financial modeling.  

  • Excellent communication skills with the ability to effectively collaborate with both internal and external stakeholders including current and potential franchisees.  

  • Strong ability to negotiate with landlords, brokers, etc.  

  • Well-versed in MS Office to include Excel, Word, Microsoft Office and PowerPoint.   

 

RESPONSIBILITIES: 

  • Manage regional development pipeline and maintain processes for ensuring the new sites pipeline will meet company criteria for approval and opening targets.  

  • Develop and maintain a regional network of highly qualified commercial real estate brokers in all existing markets and markets designated for future expansion.  

  • Negotiate LOIs and leases with landlords as directed by the VP of Real Estate that ensure compliance with the Company’s lease criteria.  

  • Review and recommend approval for LOIs, purchase & sale agreements, leases, amendments, and other lease related documents.  

  • Maintain and update company reports.  

  • Maintain reporting for sites identified through REC, which will include critical dates to drive projects from preliminary approval to REC in a timely manner.  

  • Develop strategies for market penetration in all existing regional markets and in markets designated for future expansion.  

  • Collaborate with the Finance Department to create REC approval packages.  

 

PHYSICAL REQUIREMENTS: 

  • This position requires the ability to remain stationary at a desk for extended periods of time while working on a computer, with or without reasonable accommodation.  

  • This position requires the ability to move around and position self appropriately during real estate tours and site assessments, with or without reasonable accommodation.  

  • This position requires the ability to lift a minimum of 20 lbs. with or without reasonable accommodation. 

 

Compensation range is $130,000-150,000/yr based on qualifications, experience, and performanceFull-time employees at CircusTrix enjoy a competitive benefits package including medical, dental, and vision coverage along with a 401k plan with company matchingEligibility for 401k is based on age and tenure requirements.
