Job Title: Real Estate Investment Analyst (Underwriter)

Salary Range:
up to 2500 USD

Work Schedule:
Monday - Friday, 9:00 AM to 6:00 PM (EST)

They acquire large tracts, subdivide them into more affordable parcels, and bring them to market efficiently. Position Overview:

The Real Estate Investment Analyst (Underwriter) will play a critical role in identifying and evaluating high-value land acquisitions. This position is heavily focused on financial analysis, and deal underwriting, ensuring that every investment aligns with profitability targets. While some project management responsibilities are involved, the primary function is underwriting and due diligence.

Key Responsibilities:

Underwriting & Financial Analysis (Primary Focus):

  • Identify and evaluate potential land acquisitions through multiple sourcing channels.
  • Conduct thorough financial analysis, including cost assessment, profit margins, capital requirements, and ROI calculations.
  • Research zoning laws, county regulations, and subdivision requirements to assess feasibility.
  • Structure competitive purchase offers based on financial modeling and market conditions.
  • Assist in deal negotiations by providing data-driven recommendations.


Project Coordination (Secondary Focus):

  • Track and manage ongoing projects from acquisition through resale.
  • Ensure deals remain aligned with financial goals and profitability targets.
  • Coordinate with internal teams (acquisitions, marketing, leadership) to streamline deal execution.
  • Identify inefficiencies in the underwriting and project process, suggesting improvements.

  • Self-Motivated & Reliable: Can work independently, manage multiple deals, and meet deadlines without constant oversight.
  • Strong English Communication: Ability to create detailed reports, articulate financial insights, and engage in discussions.
  • Tech-Savvy & Resourceful: Comfortable using spreadsheets (Excel/Google Sheets) and willing to learn new underwriting tools.
  • Process-Oriented Thinker: Able to follow structured underwriting frameworks and refine processes over time.


Nice-to-Haves:

  • Experience in real estate underwriting, financial analysis, or land acquisition.
  • Background in real estate development, zoning research, or construction.
  • Familiarity with Excel modeling, project management software, or market research tools.
  • Civil Engineering background is a MASSIVE plus (especially from Latin America, as noted).
