This is an exciting opportunity for an engineering or construction professional to join the growth of Ryan's Fixed Asset and Cost Segregation team as a Cost Segregation Consultant (“Consultant”). The Consultant will help to properly classify a client's assets to accelerate depreciation resulting in a lower first-year tax burden. Experience in building construction, engineering or construction estimating is preferred.
The ideal candidate with have analytical and problem-solving skills, coupled with strong people skills. The successful candidate will be effective in performing site visits, reconciling construction costs, understand tax depreciation, perform quantity takeoffs, and estimate costs from drawings and physical structures.
The Consultant is responsible for creating positive team member experiences, which lead to excellent client service and drive revenue and profit for the Firm.

Duties and responsibilities, as they align to Ryan’s Key Results
People:
- Create a positive team member and client experience.
Client:
- Responds to client inquiries.
- Coordinates document requests and site visit scheduling.
- Travel and perform site visits with client and/or client representative.
Value:
- Works effectively with clients on a national basis.
- Attends client meetings and property inspections.
- Understand construction project life cycle.
- Reviews client construction or acquisition documents and property tax records.
- Ability to perform engineering take-offs from construction plans including civil, architectural, structural, and MEP.
- Applies software knowledge to efficiently work with client data.
- Prepares and reviews cost segregation study reports.
- Assists with Estimates of Benefits as needed.
- Research tax issues.
- Interacts frequently with members of a team.
- Communicates effectively through written and verbal channels.
- Performs other duties as assigned.
Education and Experience:
- Bachelor’s degree in Construction Management, Architecture, Engineering, Real Estate or other degree.
- Must have 3.0 GPA or higher.
- Relevant work experience preferred (e.g. internships, summer positions, school jobs) or Bachelor's degree and one to three years related to the construction industry, construction design or cost segregation related experience.
- Desire to perform in a high-energy team environment.
- Demonstrate leadership, problem solving, and strong verbal and written communication skills.
- Ability to learn and apply practical application to solve problems.
- Ability to prioritize tasks, work on multiple assignments, and manage ambiguity.
- Ability to work both independently and as part of a team with professionals at all levels.
Computer Skills:
To perform this job successfully, an individual must be proficient at Microsoft® Word and Excel. Intermediate knowledge of Access, PowerPoint, Outlook, and Internet navigation and research is beneficial. Experience with estimating software and construction costs software is preferred.
Certificates and Licenses:
Valid driver’s license required.
Supervisory Responsibilities:
This position has no supervisory responsibilities.
Work Environment:
- Standard indoor working environment.
- Ability to work with clients to safely access and review a variety of real estate types including industrial.
- Occasional long periods of sitting while working at computer.
- Position requires regular interaction with employees at all levels of the Firm in person and via e-mail and telephone.
- Position requires regular interaction with clients and interface with external vendors in person and via e-mail and telephone.
- Independent travel requirement: Up to 20-40%.
Compensation:
- For certain California based roles, the base salary hiring range for this position is $74,800 - $95,000
- For other California based locations, the base salary hiring range for this position is $68,600 - $87,000
- For Colorado based roles, the base salary hiring range for this position is $65,500 - $83,000
- For New York based roles, the base salary hiring range for this position is $74,800 - $95,000
- For Washington based roles, the base salary hiring range for this position is $68,600 - $87,000
