Job Description

Commercial Manager - Head of Estates & Facilities

We are looking for an experienced Commercial Manager with strong attention to detail and initiative to work alongside our Finance and Estates Teams to manage the contractual relationships and obligations between Arqiva and the customers who share our sites.

Location

We operate a flexible, hybrid working environment with the candidate required to travel to a local Arqiva office up to twice a week. Occasional visits to our Crawley Court Winchester, London, Huddersfield office will also be required.

Accountabilities

LICENCING

  • Manage and defend Arqiva’s position with respect to, Annual Fees Settlements, Contract Variations, Annual and Quarterly forecasts and reconciliations
  • Primary point of contact in relation to all Commercial activities for site providers/licensors in the Portfolio
  • Management of contractual rebates where appropriate
  • Management of the allocation model which allows customers to be charged correctly for their usage of Arqiva sites
  • Accountable for managing charges, forecasting, accruals and true up on rent, business rates, terminations and new or existing additions to a net position of c.£8m
  • Accountable for ensuring that all contractual deliverables in the licences are met by all parties
  • Responsible for managing the portfolio contractual payments
  • Responsible for ensuring that data which is required from licence holders to meet Arqiva legislative and other contractual commitments is captured, and transferred accurately
  • Lead the annual licence fee reconciliation and forecast in coordination with the power, estates, legal and finance teams

RATES

  • Management and reconciliation of Arqiva business rates activities, including performance of business rate appeals and reductions
  • Liaising with Arqiva’s business rates partner and any other agent or government agency to ensure that Arqiva is compliant with their requirements in relation to licences’ sites under the portfolio.
  • Ownership of license fees and business rates rebates methodology
  • Lead the rates annual reconciliation and future forecast in coordination with the power, estates, legal and finance teams

BUSINESS IMPROVEMENT

  • Monitor legal framework, models and subsequent financial transactions to contribute towards short and medium term savings and efficiencies
  • Establish and maintain cross-functional relationship between Finance, Operations, Estates and Commercial, within the context of the business model
  • Use the tools and systems to ensure a minimum impact on cashflows. Utilising existing systems to their full potential e.g. Siterra/ QlikView/ Service Now/ Oracle and working with the Transformation/ Ops team to ensure systems are effective and maintained

Experience/Expertise

  • Extensive commercial management experience – ideally within a telecoms environment, but not essential
  • Extensive contract management experience
  • Experience of using property management software would be an advantage

Required Technical / Professional Skillset(s)

  • Strong Commercial acumen and good understanding of finance and budgets
  • Strong Excel skills. More advanced analytical skills valued and desirable.
  • Legal contract drafting and amendments, contract change
  • Strong negotiation skills
