Overview

Responsible for the overall work streams required to build and deliver a pipeline of traditional new restaurants in support of the development objectives for the assigned territory in the Western part of the US. This individual should be located in this region or willing to relocate. Responsibilities include:

  • Execution of development programs to assist franchisees to grow their number of restaurants.
  • Responsible for site selection and generation of Capital Committee approval submissions for all Company resource led new build projects which requires market visits.
  • Secure multi-year development commitments with franchisees including negotiating incremental commitments.
  • Contribute and execute market planning in conjunction with the Strategic Development and Analysis team.
  • Contribute to new restaurant project pipeline reporting accuracy.
  • Engaged in the development community and effectively network with brokers, landlords, developers and others.
  • Attends national and regional ICSC events, and DRSC (Wendy’s corporate office) as needed and attend other industry networking activities to establish and maintain Wendy’s as a leading option for new store opportunities.
  • Maintain strong relations with cross functional and franchise partners.


Responsibilities

  • Company resource led projects: Play quarterback in a team environment to facilitate new build restaurant development from site selection to restaurant opening where the Company balance sheet is leveraged (BTS, REPP, and Company operated restaurant development).
  • Franchise standard project and relationship management: Maintain productive relationships with franchisees to effectively facilitate the sourcing of brokers, real estate, and other resources necessary to deliver on franchisees commitment to grow Wendy’s new build restaurants. Responsible for franchise-led restaurant openings.
  • Sourcing real estate including ICSC, broker communication, touring: Touring markets and sites with franchisees in addition to attending industry functions and networking events, maintaining appropriate social media communications (i.,e, LinkedIn) to maintain Wendy’s as the preferred tenant for franchise and company led site activity.
  • Recruiting Activities: Act as a resource to Wendy’s recruiting team to facilitate educating new candidates on the new build Development process, negotiate their development agreement, and training the newly approved franchisee on Wendy’s Development Policy.
  • Market Planning: Work with Wendy’s proprietary mapping (ArcGIS), PTA vetting & updating, BTS POD calibration, DMA reviews, recommendations for development agreement obligations, and recommendations for impact scenarios.
  • Meetings and reporting: Attend or lead virtual and team meetings as necessary including all necessary meetings and reporting in Wendy’s proprietary Gateway to maintain accuracy new build project milestone tracking.


Qualifications

  • Bachelor's Degree is Real Estate, Business, or related field is preferred.
  • Minimum 5 years of experience in a corporate or franchise real estate environment.
  • Demonstrated knowledge / skill in market planning and implementation for freestanding “retail” real estate development.
  • Extensive knowledge of real estate development process including broker management, negotiation, real estate contracts, demographic analysis, financial analysis, site plans and zoning.
  • Computer skills including Microsoft Office, GIS, Oracle and other database systems.

The base pay range for this position is listed below. The base pay actually offered will take into account internal equity and budget for the open position and also may vary depending on the candidate’s job-related knowledge, skills, and experience, among other relevant factors. This range does not include an estimated value for any benefits, bonus, or other incentives that may be applicable based on position. - The target annual bonus for this role is 20% of annualized base salary, based on actual company and personal performance.
