Overview:

Position: NAF CASH Transaction Coordinator 

 

Location: Remote- Must be able to work PST time zone.

 

Pay: $20 - $24/hr. DOE + bonuses.

 

Job Summary: A NAF Cash Transaction Coordinator is responsible for proving the best experience to the Loan Officer, client, REA and all the players involved in the cash transaction and the loan transaction. This role plays a critical role in ensuring the success of a seamless experience for all the parties involved. As a TC you will provide guidance to the Real Estate agent and Loan officer in all the steps of the NAF Cash program. 

Responsibilities:
  • Own your transactions from beginning to end.
  • Review contracts based on NAF Cash guidelines.
  • Once received cash offer run the AVM report (property address) in Corelogic Follow up with the REA to know if the offer has been accepted, make sure you receive all the additional documents signed need it.
  • Request Desktop appraisal if applicable.
  • Follow until you get the second contract, review it and send for signatures (template) Create the term sheet and send it to client, REA and LO
  • Require Renters insurance.
  • Call Title to open escrows (1st and 2nd contract) 
  • Explain the program and ask for Hold open, binder or opinion title insurance. 
  • Ask for EMD wiring instructions.
  • Get title clients EMD confirmation.
  • Request EMD wire to Project Coordinator (template) Once received desktop appraisal, call LO to review it together and define if we move forward: If not, request cancellation call to REA o If yes, notify the REA (call and email) Set up all the deadlines in timeline, calendar to get notifications of EMD, DD, Desktop appraisal. Follow up with REA and title to make sure we are closing on time (2 days before Closing)
  • Prepare 1st closing:  Call title and request Settlement Statement o Start completing the economics file.  Analyze expenses. o Ensure all is according to guidelines and maximize revenue. Request closing documents to title. Request funds. Send the wire confirmation to LO, REA and Title Create lease agreement and send it to the client, REA and LO At day of closing, ensure the REA get the keys and the client can move in Get confirmation from Title funds received. Follow up with LO on the mortgage. Prepare 2nd closing: Call title and request Settlement Statement o Finish the second part of the economics file o Analyze expenses
Qualifications:

• Minimum of 2 years of experience in Real Estate or mortgage industry

• Excellent communication skills, with the ability to build strong relationships with real estate agents, stakeholders, and peers. Ability to work in a fast-paced environment and handle rejection professionally.

• Strong organizational and time management skills.
