This role is responsible for the overall direction, coordination, implementation, execution, control, and completion of specific projects ensuring consistency with company strategy, commitments, and goals. The Manager supports the strategic development, assessment, and management of SI programs, within their vertical of expertise, implemented in partnership with management companies within a national portfolio. They are expected to maintain monthly and quarterly reporting of performance to develop a comprehensive understanding of the portfolio’s programs. They are expected to have regular weekly communication with each of the vendor partners within their vertical. Create, use, manage and maintain tracking tools for measurement, information sharing, rollouts, on/offboarding and general program management shared within the SI team, shared out to other functional departments within SI and where appropriate shared with our vendor partners for their participation and use. This role will be involved in the assessment of performance of third-party operators, evaluation of programs (based on reported data) and an integral component of budgeting for SI NOI.

Responsibilities:

What you will do:

  • Oversee 2+ programs within a SI vertical, including the vendor relationships (i.e. Utility Solutions, Wired & Wireless or Resident Services).
  • Manages team of associate and/or senior associate level human(s) and assists the director in overall management of the larger team.
  • Is a participating member of the SI leadership team, joining recurring meetings and assisting in strategy discussion and decision making.
  • Monthly financial reporting, assisting with the preparation of annual budgets and annual reforecasts, and conducting ad hoc analysis and reporting.
  • Maintains and analyzes key performance metrics, including revenue and penetration predictors.
  • Manages relationships with operators and vendors setting expectations while fostering collaborative relationships.
  • Lead the planning and implementation of identified projects from start to finish, including but not limited to:
    • Facilitate the definition of project scope, goals, and deliverables.
    • Define project tasks and resource requirements.
    • Assemble and coordinate project team, consultants, management companies and internal resources.
    • Plan and schedule project timelines.
    • Track project deliverables using appropriate tools.
    • Provide direction and support to project team.
    • Constantly monitor and report on progress of the project to all stakeholders
    • Present project progress, problems, and solutions
    • Evaluate projects and assess results.
  • Perform business research and analyze markets, competitors, vendors, options, and costs/benefits.  Use the analysis to identify efficiencies and optimal solutions.
    • Present findings and make recommendations on recommended approach and measurable value.
  • Oversee vendor bidding and manage relationship/implementation with chosen vendors.
  • Ability to communicate directly with and have influence on asset management team, operating partners, and other functional departments within LivCor.
  • Divides time between planned projects and urgent matters. Expects new issues on a daily/weekly basis and responds with energy, collaboration, and speed.
  • Excels in an environment with constant change. Adapts, performs, and invites additional job responsibilities as LivCor develops.
  • Contribute to the education and development of the SI team.
  • Other duties as assigned.

Qualifications:

What you should have:

  • 5+ years of experience in multi-family, real estate, business, or project management required.
  • Ability to work independently with little oversight, juggle multiple priorities and manage time / multi-task to accomplish objectives of diverse project work.
  • Bachelor’s Degree required. 
  • General project management experience – manage schedule, budgets, scope and expectation.
  • Communications development and management
  • Conflict resolution and risk management
  • Vendor management experience
  • Solving problems and quantifying results.
  • Desire to work in fast paced environment with changing deadlines.
  • Is an engaged and collaborative team player with high energy and strong analytical thinking.
  • Works well within an entrepreneurial environment, managing ambiguity.
  • Versatile problem solver

As of the date on which this job advertisement is posted, the Company anticipates that the base salary pay range for this role is $106,000- $138,000 (this represents the presently-anticipated low and high end of the Company’s base salary pay range for this position). This role is bonus eligible. Benefits include generous health insurance and wellness benefits, 401(k), and paid time off. Actual pay may vary based on various factors, including but not limited to location and experience.
