This position will lead the management of leased property contracts and facility maintenance programs across the Oldcastle BuildingEnvelope, Inc. network. The majority of GGS’ 58 locations throughout the US and Canada are leased properties with manufacturing and distribution capabilities. The role is responsible for developing a strategy and implementing a systematic approach to coordinating the lease renewals as well as supporting the business with facility maintenance and improvement projects.

In addition, the role will be responsible for leading the sharing of best maintenance practices, creating standardized reporting metrics/KPI's, leveraging predictive maintenance tools, and driving the use of LEAN tools to improve the efficiency and reliability of Oldcastle BuildingEnvelope, Inc. asset base.

Key Responsibilities

  • Oversees all leased properties to ensure proper adequate timing for evaluation of renewal needs align with business objectives.
  • Analyze, with 3rd party support, the pricing for leased properties is competitive within the local market
  • Work with property owners and 3rd party representatives for contract negotiation of real estate leases.
  • Evaluate facility maintenance providers for fit with OBE needs and expectations. Execute and manage 3rd party contractors to maintain OBE facilities.
  • For owned properties, manage facility CAPEX needs in close collaboration with the operations team and the corporate
  • Work with FM Global representatives to implement recommended improvements, where applicable, within OBE facilities.
  • Works closely with manufacturing operations and Corporate to provide technical expertise, strategic guidance, where facilities issues are identified.
  • Works in partnership with plant Maintenance managers to develop and implement a plan to utilize eMaint CMMS system to plan and coordinate building and grounds maintenance for assets that support value add processes.
  • Serves as the liaison between manufacturing sites to develop capital projects necessary to maximize life of the facilities.
  • Support corporate office lease optimization activities.

Key Competencies

  • Working knowledge of commercial real estate lease management.
  • Working knowledge of the interactions between a manufacturing environment and it impact on buildings and facilities.
  • Understands building maintenance needs and can work with owners to establish minimum guidelines for OBE expectations.
  • Commercial construction experience with respect to both greenfield and brownfield site works.
  • Able to lead the development and execution of facility maintenance plans that would include engagement with other entities such as FM Global and 3rd party contractors.
  • Exceptional verbal, influencing, and written communication skills.
  • Must be willing to travel 50% - 75% of the time to meet with 3rd OBE leaders and other 3rd party agencies for the purpose of lease renewal and/or other building needs.

Professional Experience/Qualifications

  • Ability to travel 50-75%
  • Minimum education required: BS Engineering, Facilities Management, Construction Management, or equivalent
  • 10+ years’ experience leading facilities management across multi-site operations
  • Experience creating critical path project plans and managing CapEx programs
  • Proven experience managing commercial real estate lease contracts with multi site companies
  • A proven track record of success.
  • Excellent communication, presentation skills, and demonstrated ability to build and maintain relationships with key stakeholders, senior leadership, and matrixed teams.
