In this position you will need to have amazing sales skills and perform at a high and fast paced level. You will need to LOVE talking to people all day and have the drive, desire and persistence to close deals. Most sales aren't lay down deals and will generally require many touch points over long periods of time, as sellers are generally slow to make decisions to sell at a discount.

RESPONSIBILITIES

Youre the leader of your own acquisitions process so the expectations will be;

  • Identifying and evaluating potential deals, negotiating the deals and getting purchase contracts signed.
  • Leads are provided, but to maximize your commissions, you will also be responsible for generating leads.
  • Manage and prioritize leads, ensuring that opportunities are pursued in a timely and effective manner.
  • Financially analyze your deals through due diligence, market research, property inspections and risk assessments.
  • Scheduling and attending appointments with potential sellers, brokers or stakeholders.
  • Networking with industry professionals and organizations to build relationships and stay up to date on market trends and opportunities.
  • Gather testimonials from past sellers and partners to build credibility and generate new leads.

This position reports directly to the Sales Manager and may interact with the company Owner, the Dispositions team, and others as needed. Our acquisitions team is engaged in ongoing training, tips, and even daily check in meetings to overcome obstacles and challenges as they arise. You must be a high caliber, intelligent, ethical person who wants to build a long term career and have the ability to win customers, build rapport, and create win/win deals within the framework provided to you in training.

What will you do?

These are the standards a well-above-average performer will maintain or exceed:

  • Prospect for seller leads, convert leads to appointments, make offers to purchase, and write up contracts to purchase
  • Provide high-level fiduciary advice on pricing strategies and staging homes for sale to the Dispositions team
  • Build relationships throughout the market that could lead to future acquisition opportunities
  • Responsible for identifying, contacting, and obtaining appointments with for sale by owners and expired listings, as well as maintaining consistent lead follow-up until the prospect lists or decides not to sell
  • Effectively negotiate, or oversee negotiations for sellers
  • Consult with clients to ensure fiduciary service of the real estate transaction from initial contact through contract to close

QUALIFICATIONS

  • Willingness to be an independent contractor.
  • Possesses a computer with the following minimum technical specifications:

PROCESSOR: Intel i3, i5, or i7 5th Gen / AMD Ryzen 3 / Apple M1 and higher

RAM: 8 GB or higher

OS: Windows 10 / Windows 11 / MacOS Catalina or newer

INTERNET: at least 15Mbps wired connection
