JOB DESCRIPTION SUMMARY

The Sales Manager is responsible for collaborating with the marketing team, onsite teams, and regional leadership to create customized tactical leasing strategies and ensure consistent deployment across their portfolio. They will partner with groups internal and external to implement a strategic leasing plan that aligns with community and portfolio goals.

JOB DESCRIPTION

  • Remote position (location: Northern/Southern California/Washington/Oregon)

  • Experience in property management, with a focus in development and owned assets required

  • Experience in creating and implementing a customized leasing training program

KEY RESPONSIBILITIES:
  • Serves as primary sales contact for Onsite and Operations teams which may include assignment of a specific portfolio based on regional needs.
  • Collaborates with Onsite team and Operations on leasing programs that enhance property performance and support portfolio goals.
  • Takes initiative to research, define, and launch cutting-edge technology and programs to increase performance and minimize leasing expenses.
  • Provides oversight of Reputation management and social media initiatives to align with community brand, portfolio goals, and National benchmarks.
  • Works with National marketing to provide budget recommendations for acquisitions and supports annual budgeting efforts for portfolio.
  • Oversees property photography projects to include contracting approved partners, use of required VASA and agreements, and maintaining centralized photo library – includes new photo shoots, renovation photography, neighborhood, lifestyle, etc.
  • Develops and conducts portfolio trainings for new programs and continuing education of leasing initiatives.
  • Conducts monthly touchpoints, at minimum, with Operations through calls/meetings to discuss client expectations, leasing goals, and marketing support to enhance property performance.
  • Provides local expertise and guidance to support onsite and corporate teams in leasing decisions for properties and to provide market and competitor knowledge. 
BASIC KNOWLEDGE & QUALIFICATIONS:
  • Bachelor’s degree or comparable experience in marketing, sales, communications, advertising, general business, or a related field. 5-7+ years’ experience in a marketing or sales leadership position within a mid-to-large size services type business, or a creative or digital media agency. Experience in student living real estate property management is preferred for this role, and particularly knowledge of marketing-related product, programs, concepts and practices common to the multifamily housing industry.
  • Very strong process and project management skills and a proven track record in successfully managing teams that execute the completion of multiple activities, tasks, and processes according to specified timelines, legal standards, and defined outcomes.
  • Skilled in organizing and managing personal and team productivity, meeting deadlines, and coping and managing through quickly changing priorities and environments. Demonstrated proficiency in solving problems, thinking strategically and creatively, and resolving conflicts is required.
  • Excellent written, oral, and interpersonal communication skills, with a strong customer-centric orientation. Solid ability to make creative and compelling presentations related to marketing strategies, marketing budget formulation, and key performance indicators and metrics to diverse audiences, including clients, investors, and other internal and external stakeholders.
  • Must be experienced in interacting with team members from multiple functional disciplines and different job levels, as well as building and maintaining productive relationships with external vendors and suppliers, and business leaders throughout the Company.
  • Excellent leadership and people-management skills, with solid experience in acquiring and developing talent, building and managing teams comprised of diverse team members, and promoting a productive and energized work climate that encourages team member growth, engagement, and retention. Some experience in managing through performance issues and conflicts and coaching and mentoring line level team members.

The salary range for this position is: $106 - $130k (California)

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
