**Key Responsibilities:**
- Travel extensively to various properties, supporting operational goals and maintaining high property standards.
- Process new applications and ensuring compliance with regulations.
- Showcase apartments to prospective residents, handling lease negotiations and renewals with finesse.
- Collaborate with the Floating Property Manager to oversee leasing and maintenance staff.
- Drive marketing and leasing activities to achieve and maintain targeted occupancy.
- Handle rent collection, bank deposits, delinquent rents, and evictions efficiently.
- Provide accurate account information to regional supervisors and credit agencies.
- Foster positive resident relations and enforce community rules and regulations.
- Contribute to maintaining property curb appeal and oversee maintenance activities.
**Qualifications and Skills:**
- High school diploma or GED required.
- Minimum of 1 year of experience in property management or a related field.
- Willingness and ability to travel 100% of the time.
- Strong organizational skills and the ability to manage multiple tasks effectively.
- Proficient in basic math and able to interpret graphs.
- Excellent communication skills for engaging with individuals and groups.
- Intermediate proficiency with MS Office; experience with property management software is a plus.
- Ability to follow detailed instructions and solve problems using common sense.

POSITION SUMMARY:
As a Floating Assistant Property Manager, you are responsible for assisting in the on-site operations across multiple apartment communities for a limited duration. Your role involves supporting the Floating Property Manager in achieving operational goals and maintaining property standards.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- 100% Travel to various properties as needed to assist with achieving specific goals.
- Process new applications and re-certifications, providing necessary compliance information.
- Show apartments to prospective residents and handle lease negotiations and renewals.
- Assist the Floating Property Manager in overseeing leasing and maintenance staff.
- Support marketing and leasing activities to maintain targeted occupancy.
- Ensure compliance with policies and procedures.
- Assist with rent collection, bank deposits, delinquent rents, and evictions.
- Provide account information to regional supervisors and credit agencies.
- Assist in resident relations and enforce community rules and regulations.
- Participate in maintaining property curb appeal and supervising maintenance activities.
- Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS:
- High school diploma or GED.
- Minimum of 1 year of experience in property management or a related field.
- Ability to travel 100% of the time.
- Strong organizational skills with the ability to manage multiple tasks.
- Proficient in basic math and ability to interpret graphs.
- Effective communication skills for both one-on-one and group settings.
- Intermediate experience with MS Office; intermediate experience with property management software is a plus.
- Ability to follow detailed written or oral instructions and solve problems with common sense.
TRAINING REQUIREMENTS:
- Annually attend fair housing, section 42, and leasing classes.
- Ongoing professional development.
PHYSICAL DEMANDS:
- Must be able to travel extensively.
- Rarely required to stoop, kneel, crouch, crawl, bend, or lift up to 25 pounds.
- Occasionally must stand, walk, reach with hands/arms, and be exposed to outdoor weather conditions.
- Regularly must sit, use hands to finger/handle/feel, talk, and hear.
- Close and distance vision is required.
WORK ENVIRONMENT:
- Typically works in an environment with moderate noise levels.
