The Senior Manager, Real Estate will lead the strategic management of Payoneer’s global real estate portfolio, contributing to the company’s transformation of its workplace experience. This role will establish and scale the real estate function, overseeing lease negotiations, portfolio strategy, and real estate projects, while ensuring operational excellence and alignment with organizational goals. The ideal candidate is a visionary leader with hands-on expertise in creating systems, optimizing real estate operations, and fostering exceptional workplace experiences.
What You'll Do:
- Building the Real Estate Function: Establish and scale Payoneer’s real estate function, creating processes, frameworks, and best practices to manage a growing global portfolio effectively.
- Driving Global Expansion: Lead strategic initiatives that support Payoneer’s growth, including site selection, office openings, and regional expansions in alignment with business objectives.
- Workplace Transformation: Partner with Workplace, HR, and leadership teams to align real estate strategies with a transformed workplace experience that fosters collaboration, innovation, and employee engagement.
- Portfolio Strategy & Execution: Develop and implement a real estate strategy that optimizes space utilization, ensures cost efficiency, and supports operational goals.
- Transaction Management: Oversee all real estate transactions, including lease negotiations, renewals, and market analyses, ensuring favorable outcomes across multiple geographies.
- Project Management: Manage office relocations, renovations, and build-outs to ensure projects are delivered on time, within budget, and to high-quality standards.
- Financial Excellence: Conduct financial analysis, including cash flow projections and transaction scenario modeling, to ensure sound decision-making and budget alignment.
- Market Intelligence: Gather and evaluate market data to identify trends and inform strategic decisions.
- Stakeholder Collaboration: Build strong relationships with internal teams (Office Operations, Legal, Finance, Security) and external partners (landlords, brokers, vendors) to ensure seamless operations.
- Innovation & Continuous Improvement: Drive improvements in processes and systems to position Payoneer’s real estate function as a “best in class” operation.
What We’re Looking For:
- Bachelor’s degree in real estate, business administration, or a related field; advanced degree or certifications (e.g., CPM, CCIM) preferred
- 7+ years of experience in corporate real estate, with expertise in scaling global real estate functions
- Proven experience in lease negotiations, portfolio management, and workplace transformation projects
- Strong analytical, project management, and problem-solving skills with the ability to manage multiple initiatives simultaneously
- Excellent communication and relationship-building skills, with experience working across diverse geographies and cultures
- Familiarity with real estate trends and legal frameworks, particularly in key markets such as the US, Israel, APAC and LATAM, is a plus
- 10% Global Travel required

- 5+ years in a high-tech company preferred
- BS Degree in an analytical discipline (Engineering, mathematics, economics, etc.)
- You understand markets, differentiation, competition, customer segmentation, core competencies and how to combine them into building long-term strategies
- Excellent analysis and problem-solving skills, with creativity to look at problems from new angles
- Ability to combine high-level thinking with a nuanced understanding of users and product
- High degree of independence – leading major projects from start to finish
- A proven track record in working well with C-level management, and with other teams
- Passion for tech and understanding of software and technology market trends and dynamics

In accordance with New York City Law, below is the annual base salary range for this position. Actual annual base salary is based on, but not limited to: experience, education, professional licenses, location and business needs. The position is eligible for health insurance, disability insurance, life insurance, 401k plan, paid-time off, and sick (and where applicable safe) leave. This position is also eligible for a discretionary year-end bonus.
The annual base salary range for this position is: $150,000-$170,000
