We are looking for a driven and capable Contracts Manager to support us with the development of Hyperscale Data Center projects for one of the top technology clients in the world. This is a client-facing role that requires strong interpersonal, communication, and organizational skills, the ability to self-direct, client representation, and an emphasis on strong project management fundamentals. A strong background in Hyperscale Data Centers/Mission Critical projects development, design, engineering, controls, and operations requirements is a must.

You will play an integral role in driving successful project execution through consistent and commercially sound contract lifecycle management.

RESPONSIBILITIES

  • Perform market research, provide market analyses driven insights to client, and formulate procurement strategies.
  • Develop project scopes of work in according to the selected contracting strategies and delivery methodologies.
  • Develop the project Contract Execution Plans in support of Owner’s stage gate process and the project execution phase, obtaining signoffs from the Owner’s management personnel as needed.
  • Manage the RFP process, provide recommendations of contractor and vendor selection, and negotiate contracts within the project budget and schedule.
  • Implement a solid change management system for all project contracts.
  • Develop and manage the project procurement log to track all purchase orders, contract values, change orders, required on job dates, and deliveries.
  • Support the project manager in administering contracts, reviewing and approving pay applications, and reviewing and executing change orders.
  • Ensure that submissions of monthly payment applications to the client are inclusive of all required paperwork and are technically and commercially complete.
  • Manage relationships with the contractors, engineering firms, and OFCI vendors, develop alternatives to the existing contractors and vendors to mitigate project risks.
  • Communicate with project teams, contractors, vendors, project managers, and internal functional stakeholders regarding project procurement issues.
  • Review project plans, requirements, and specifications.
  • Review project correspondence to ensure client’s rights are protected and it is consistent with the terms and conditions of the contract.
  • Perform periodic contractor audits to ensure compliance with contract terms and conditions, policies, and regulations.
  • Support the review, negotiation, and resolution of extension of time requests and claims.
  • Be aware of major changes and developments in the areas of construction-related legislation, construction practice and industry standard forms of contract.
  • Develop effective relationships with clients, vendors, and the key stakeholders.
  • Undertake mentoring and training as required.
  • Perform other related duties as required and assigned.

QUALIFICATIONS

Required Qualifications:

  • Minimum of 10 years of construction contract management experience.
  • Bachelor’s degree in legal, construction, mechanical engineering, electrical engineering, project management, or related technical field.
  • Strong background in commercial, industrial, or mission critical construction projects.
  • An excellent understanding of legal terms and applying commercial concepts to deliver success.
  • Versed in project management techniques within complex, multi-functional organizations; have an understanding and knowledge of engineering, design, procurement and contracting, and construction.
  • Experience in negotiating, drafting, and executing contracts.
  • Experience developing various types of reports, targeting different audiences.
  • The ability to communicate, influence, negotiate and challenge to deliver results with a customer-centric mindset.
  • Experience in client-facing positions.
  • Experience in dealing with and influencing project teams, clients, and decision makers.

Preferred Qualifications:

  • Background in Hyperscale Data Center development and construction.
  • Masters in Contract Management.
  • Procurement/contracts professional organization certification.
