Position Overview:

The Maintenance Coordinator will handle incoming work orders, assess and troubleshoot issues for tenant self-help when appropriate, and determine the right vendor for each task. This role requires consistent communication with tenants, vendors, owners, and property managers until the work order is successfully completed. Strong decision-making skills and proactive communication are essential for success in this position.

Key Responsibilities:

  • Receive and review work orders from multiple channels (phone, email, or Property Meld system).
  • Assess and troubleshoot issues, guiding tenants on self-resolution where possible.
  • Evaluate and assign work orders based on issue type, selecting the most appropriate vendor.
  • Maintain consistent communication with tenants, vendors, owners, and property managers throughout the service process.
  • Monitor work orders from initiation to completion, ensuring timely and effective service.

Qualifications:

  • Proficiency in English (required).
  • Strong communication skills, with the ability to handle multiple parties and maintain clear, proactive updates.
  • Judgment and problem-solving skills to make independent decisions.
  • Familiarity with maintenance coordination or a related role (preferred).

Nice-to-Haves:

  • Spanish-speaking ability, as several tenants are Spanish speakers.
  • Experience with Appfolio and PropertyMeld software.
  • Previous experience as a Maintenance Coordinator or in a similar role.
