Job Overview

We are seeking an accomplished Real Estate Director to join our dynamic team remotely. This pivotal role will involve managing the comprehensive real estate process from identifying suitable locations to executing purchase and lease agreements within assigned territories. You will act as the primary liaison for franchise owners throughout the site selection journey, ensuring effective communication and support.

Key Responsibilities

  • Cultivate and sustain positive relationships with designated franchise owners and real estate brokers.
  • Formulate a collaborative strategy for the site search process, initiating site acquisitions at the appropriate times.
  • Oversee the management of site identification from the execution of franchise agreements through to the finalization of purchase or lease agreements.
  • Serve as the main point of contact for franchise owners during the site identification phase, providing regular updates and preparing presentations of potential locations.
  • Liaise with brokers and sellers/landlords, particularly during the entitlement process, ensuring all necessary documentation and communications are in place.
  • Coordinate the development of concept site and floor plans, reviewing opportunities with the Development Project Manager.
  • Prepare and negotiate letters of intent, and collaborate with legal counsel on purchase agreements.
  • Identify new target areas and prepare maps, recommending boundaries for newly established Designated Areas.
  • Ensure thorough communication with franchise owners regarding site submissions and approvals.

Required Skills

  • A minimum of 7 years of experience in commercial real estate on the tenant/user side.
  • Proven track record in identifying real estate development and leasing opportunities.
  • Experience in expanding retail or service retail brands within the specified region.
  • Familiarity with the entitlement process, along with knowledge of small pad and raw development sites.
  • Extensive experience negotiating purchase and lease agreements.
  • Ability to effectively collaborate within multi-disciplinary teams, including internal stakeholders, consultants, and clients.
  • Proficiency in market analysis software.
  • Experience in planning for multi-unit market expansion is highly desirable.
  • Previous experience in a franchise environment is advantageous.
  • A goal-oriented, detail-oriented, self-directed, and collaborative approach is essential.
  • Credibility, honesty, and trustworthiness are paramount.

Qualifications

  • A four-year college degree is preferred.
  • Extensive experience in commercial real estate development and leasing is required.
