Job description

THIS POSITION WILL BE BASED IN THE ATLANTA MARKET AND SUPPORT GEORGIA, TENNESSEE AND KENTUCKY

The Business Operations Manager is a partner with the Regional Director to support the Southeast Region of Marinas.  This position will partner with the General Managers and marina teams to provide overall operational support with a focus in the areas of operations, asset management, customer service and achieving financial results.    

He/she will have a strong financial background and be a leader that provides the highest level of customer service to internal and external customers.  Projects a professional company image through all interactions

DUTIES AND RESPONSIBILITIES:

1.     Work with the property teams to ensure accurate and timely monthly reforecasting.

2.     Provide support, as requested for lease review, renewal and negotiations including interacting with all governmental agencies and municipalities to revie approval for value-add projects or other business matters.

3.     Support Marina properties operationally as requested by the Regional Vice President-including travel to and support of General Managers.

4.     Active participating in the management of CapEx, with the primary focus on Maintenance CapEx, including but not limited to vendor relationship, site visits, scheduling, government approvals and other aspects, as requested.

5.     Partner with FP&A to support financial reporting, budgets, forecasts, maintenance CapEx, etc. 

6.     Partner with the RVP and Revenue Manager to identify potential revenue opportunities.

7.     Review Yext and Site Visit Reports and work with the General Managers to celebrate success and review opportunities.

OPERATING RESPONSIBILITIES:

 Work performed and composed of a variety of different tasks, calling for use of judgment, and compliance with policies and procedures. Must be both a team player and self-starter.

EDUCATION AND EXPERIENCE:

1.     Bachelor’s Degree, required

2.     Prior Marina experience, preferred

3.     Excellent interpersonal and communication skills.

4.     Ability to work independently and as part of a team

5.     Ability to organize and prioritize work.

6.     Ability to work in a team environment to achieve team, department and corporate goals.

7.     Ability to collaborate effectively with internal and external customers.

8.     Adaptable to a fast-paced environment.

9.     Self-starter.

10.  Proficient in Microsoft Office products.

WORKING CONDITIONS/PHYSICAL REQUIREMENTS:

1.     Must be able to lift, carry, push & pull up to 25 lbs with assistance

2.     Must be able to swim 

3.     Must be able to perform simple grasping, fine manipulation, and repetitive hand & arm movements frequently, and squeezing & overhead reaching occasionally

4.     Must be able to bend, squat, crawl, kneel, push, pull, walk on uneven surfaces on an occasional basis

5.     Must be able to walk outside in a variety of weather conditions (rain, wind, heat)

6.     Must be able to climb stairs, both indoors and outside in a variety of weather conditions (rain, wind, heat)

7.     Must be able to swim or willing to wear a personal flotation device
