Job Purpose

Reporting to Vice President, Legal, the Real Estate and Land Administration Manager will have overall responsibility for administering Longroad’s real estate agreements from inception through management of contract compliance and landowner payments during the development, construction and operations phases of wind, solar and battery storage projects. In addition to directing and overseeing compliance with internal processes and business controls, the Real Estate and Land Administration Manager will ensure that real estate contract terms and compliance requirements are entered into the land management system for use by internal stakeholders. After initial setup, Real Estate and Land Administration Manager will monitor land contract compliance and payment processing, as well as provide support for dispute resolution as needed. This role acts as a liaison between Accounting, Operations, Development, Construction and Legal for all real estate matters.


Work location is flexible. If reside near SF, Boston, or Scarborough, ME,  will be expected to go into the office several times a week. If remote, will be required to travel less than 10% to various locations. 


Responsibilities 

  • Reviews and enters relevant land agreement data and terms into the Company’s land management software system and maintains the system to ensure completeness and accuracy, rental payments, royalty payments, and expiration dates
  • Ensures all contracts are compliant with company policies and accurately maintained in the land software system
  • Supports internal stakeholders by responding to requests, researching land agreements and/or land data, compiling information/ reports, examining data for making decisions and recommendations
  • Manages the processing of landowner payments accurately and timely, adhering to verification processes
  • Facilitates landowner onboarding requirements for inclusion in the accounting system 
  • Processes executed site control documents, option notices, amendments, terminations, easements, estoppels, and affidavits
  • Supports regulatory reporting and filing requirements pertaining to real estate
  • Supports property tax reporting requirements
  • Serves as the primary point of contact for land-related inquiries and issues
  • Leads periodic reviews of existing real estate (and related) systems and processes and recommends changes/ improvements when applicable
  • Ensures consistency of approach and provides guidance and training as appropriate
  • As requested, drafts title curative and other real estate documents for attorney review, including land leases, easements, rights-of-way, land option agreements, deeds, assignments, subordination and non-disturbance agreements, memoranda and other recordable documents, estoppel certificates, lien affidavits, title objection letters, project closing checklists, real estate schedules and closing instruction letters


Minimum Qualifications

  • Bachelor's Degree 
  • Four years of experience working on large-scale land or real estate transactions for a land developer, energy company, title company and/or real estate law firm 
  • Strong analytical skills with ability to read, comprehend and summarize legal documents and contracts
  • High level of accuracy, attention to detail and excellent proofreading skills 
  • One year experience with land management software
  • Effective communication skills, with the ability to build rapport and maintain positive relationships with various stakeholders
  • Outstanding team player with strong interpersonal skills to effectively work within a multi-disciplinary group to achieve project related goals
  • Creative, outside the box thinker - solutions oriented
  • Proficiency with Microsoft suite programs


Desired/Preferred Qualifications

  • Strong knowledge of the processes involved in land acquisition and administration for a variety of land agreement types (e.g., leases, options, easements, etc.) 
  • Ability to work independently, with minimal supervision, and prioritize tasks
  • Basic accounting knowledge  
  • Experience with Quorum Software, Pandell LandWorks, or Enertia and other tools such as GIS
