Job Description

Real Property Transaction Specialist

The Real Property Transaction Specialist will support the creation, management, tracking, and termination of Real Estate Instruments (REIs) for the Air National Guard (ANG). This role ensures compliance with DoDI, DAFI, and other regulatory requirements by preparing, managing, and maintaining real property packages, acquisitions, and disposals. The specialist will coordinate with NGB staff and field personnel to ensure the accuracy of real property records and compliance with relevant legislation.

Compensation & Benefits:

  • Estimated Starting Salary Range for Real Property Transaction Specialist: $95,000 to $105,000
  • Pay commensurate with experience.
  • Full time benefits include Medical, Dental, Vision, 401K, and other possible benefits as provided. Benefits are subject to change with or without notice.

Real Property Transaction Specialist Responsibilities Include:

  • Assist in the creation, management, tracking, and termination of REIs, ensuring compliance with DoDI and DAFI requirements for accurate and complete real property packages.
  • Perform real property functions related to the acquisition, disposal, utilization, and management of government property.
  • Prepare, manage, and maintain real property in-grants, out-grants, acquisitions, and disposal packages, ensuring all documentation is correctly packaged and submitted for approval.
  • Conduct annual compliance inspections on REIs to ensure terms and conditions are met and documentation is properly uploaded to the Accountable Property System of Record (APSR).
  • Review the NGB/A4F National Environmental Policy Act Tool to ensure appropriate environmental documentation is completed before initiating REIs.
  • Ensure disposal actions comply with the McKinney-Vento Assistance Act and are reported to the responsible authorities.
  • Coordinate and validate space requirements, support agreements, and ensure agreements are uploaded to the NGB/A4 Support Agreements Library Tool and reflected in real property records.
  • Reference key guidelines such as UFC 1-300-08, Air Force Instructions, the Air Force Real Property Playbook, and the DD Form 1354 checklist to manage and update APSR data.
  • Performs other job-related duties as assigned

Real Property Transaction Specialist Experience, Education, Skills, Abilities requested:

  • Five (5) years of Real Estate/Real Property experience.
  • Knowledge of Real Estate/Real Property Government forms.
  • Three (3) years of experience using real estate NexGen IT functionality.
  • Ability to interpret and adapt Air Force real estate processes and procedures to meet ANG's real estate goals.
  • Proficiency in Microsoft Office tools (Teams, OneDrive, Word, Excel, PowerPoint, Access) and NexGen IT.
  • Strong communication skills, both verbal and written.
  • Ability to travel to Air Force bases (CONUS & OCONUS) up to 178 locations.
  • Government Real Estate/Real Property experience.
  • Experience in commercial, business, or industrial property management, including:
    • Acquisition or sale of real property
    • Real property evaluation and valuation
    • Establishment of rental rates
    • Tenant selection and property maintenance
  • Experience in data validation and transcription.
  • Technical writing experience, including writing memoranda, Background Bullet Papers (BBPs), and white papers.
  • This position may offer telework opportunities, subject to organizational needs and approval. Candidates should be prepared to work both remotely and onsite, as required
