Description

POSITION:  Manager, Real Estate and Construction

RESPONSIBLE TO: Chief Operating Officer

JOB SUMMARY:   The Manager, Real Estate & Construction oversees all aspects of real estate, property management, transactions, and construction projects across the organization. This role is responsible for maximizing the value of the organization's real estate assets through effective management, strategic planning, and construction oversight. The Manager ensures properties are well-maintained, financially optimized, and compliant with all applicable laws and regulations. Additionally, this position manages construction projects from inception to completion, ensuring they are delivered on time, within scope, and budget.

 

RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO, THE FOLLOWING:

Real Estate Management:

  • Oversee the acquisition, sale, leasing, and management of properties.
  • Ensure compliance with leasing agreements, banking terms, and debt covenants.
  • Manage all legal and administrative processes related to managed properties including filing state registration documents and managing taxes.

Construction Management:

  • Lead the planning, design, and construction of new facilities and renovations.
  • Facilitate bids from architects, contractors, and service providers, ensuring competitive and fair selection.
  • Oversee contract administration, ensuring adherence to terms and conditions.
  • Manage project budgets, timelines, and quality control, ensuring projects are delivered on time and within budget.
  • Conduct regular site visits and inspections as needed to ensure compliance with construction standards, safety regulations, and project specifications.

Facility Maintenance:

  • Coordinate capital maintenance and repair activities across all properties.
  • Implement preventive maintenance programs to minimize downtime and repair costs.
  • Work with insurance brokers to ensure adequate property and construction insurance coverage.

Financial Management:

  • Prepare and manage budgets for real estate and construction projects.
  • Analyze financial models, rate proposals, and contract terms to optimize financial performance.

Stakeholder Communication:

  • Serve as the primary point of contact for landlord/tenant matters.
  • Communicate effectively with internal and external stakeholders, providing regular updates on real estate and construction activities.
  • Support real estate committees and meetings by preparing reports, agendas, and documentation.

Compliance and Risk Management:

  • Ensure all properties and construction projects comply with local, state, and federal regulations.
  • Mitigate risks by ensuring all properties and projects are adequately insured and legally compliant.

Continuous Improvement:

  • Identify opportunities to enhance operational efficiency, reduce costs, and add value to the organization's real estate and construction portfolio.
  • Stay current with industry trends, regulations, and best practices in real estate and construction management.

OTHER

  • Performs other duties as assigned by supervisor.
  • Completes all assigned AP training (such as CPR, OSHA, HIPAA, Compliance, Information Security, others) within designated timeframes.
  • Complies with Allergy Partners and respective hub/department policies and reports incidents of policy violations to a Supervisor/Manager/Director, Department of Compliance & Privacy or via the AP EthicsPoint hotline.
  • Models the AP Code of Conduct and demonstrates a commitment to the AP Compliance Program, standards and policies.

SUPERVISORY RESPONSIBILITIES

This position supervises a part-time Property Manager.

TYPICAL PHYSICAL DEMANDS

  • No or very limited exposure to physical risk.
  • Work is normally performed in a typical interior/office work environment.
  • Employee will occasionally be asked to life and carry items weighing up to 50 pounds.
  • Periodic travel is required.
Qualifications

 

EDUCATIONAL REQUIREMENTS:

  • Bachelor’s degree in Business, Construction Management, Business Administration, or a related field preferred.
  • High school diploma or GED equivalent, required.

QUALIFICATIONS AND EXPERIENCE:

  • Minimum of five (5) years of experience in real estate, property management, or construction management.
  • Proven experience in managing large-scale real estate portfolios and construction projects.
  • Strong project management skills with the ability to oversee multiple projects simultaneously.
  • Excellent communication skills, both written and oral, for effective stakeholder engagement.
  • Proficient in Microsoft Excel, Word, Outlook, and project management software.
  • Strong financial acumen, including experience with financial modeling and contract analysis.
  • Ability to negotiate effectively with vendors, contractors, and service providers.
  • In-depth knowledge of real estate law, construction codes, and regulatory requirements.
  • Familiarity with general ledger accounting and financial reporting.
  • Understanding of risk management and insurance related to real estate and construction.
  • Highly organized with the ability to manage competing priorities.
  • Strong analytical and problem-solving skills.
