Real Estate
We were an early entrant among institutional investors in real estate including traditional private real estate (brick-and-mortar assets), public equities, real estate investment trusts, and real estate-related debt instruments.

 

Portfolio Monitoring

We are looking for a suitable candidate to join our Real Estate Asia Portfolio Monitoring (PM) team in Japan as a Business Analyst.

 

PM forms part of the Real Estate Asset Management function within RE where it’s focus lies in operational and reporting capabilities in the asset management scope of activities. 

 

The role will report to the Senior Vice President of Portfolio Monitoring for Asia.

 

What will you do as a Business Analyst in the Real Estate Portfolio Monitoring team?

 

Asset Management Operations

  • Quarterly, semi-annual and annual reporting of portfolio data for the Real Estate portfolio
  • Support the annual budgeting process and co-ordinate the annual strategic asset planning process
  • Support the collection and quality review of real estate operating data from external operating partners
  • Evaluate and analyse investment performance data including investment returns, market values and other property-level operating data as part of periodic reporting activities
  • Process advisory, being a Subject Matter Expert for real estate processes in the authorization lists, guides and manuals
  • Assist with other asset management functions as required

 

Technology and Process Improvement

  • Actively participate in process improvements that create efficiencies and support capability to the asset management and investment professionals
  • Identify business requirements and develop business analytics for the purpose of enhancing business insights

 

Others 

  • Project management role amongst internal and external parties to support portfolio management activities

 

What qualifications or skills should you possess in this role? 

 

  • Bachelor’s degree in Finance / Real Estate / Business Management or equivalent
  • At least 2 years of relevant experience in investment portfolio operations, ideally with institutional real estate asset management or property management knowledge
  • At least foundational understanding of real estate drivers and valuation principles. Familiar with processes in cashflow modeling and appreciation of real estate performance matrices is preferred
  • Advanced user of Microsoft Excel, knowledge of Macros and VBA
  • Comfortable with large datasets, and adept at manipulating data to deliver insights about the portfolio
  • Inquisitive self-starter, with ability to work in a fast-paced environment
  • Team player with good interpersonal and communication skills
  • Strong attention to detail
  • Ability to drive co-ordination and project manage amongst multiple stakeholders
  • Fluency in both Japanese and English languages a must
