What you will be doing:

The Mission of this Role is to…….. Work with the General Contractor To determine scope and cost for the rehab to be done on the property. Oversee the Work completed to the correct quality in the budget and timeframe outlined reviewing draws and Lien Release. To get the house done on time and on budget. This starts with a virtual tour of the property identifying the required scope of work along with the Borrower and their General Contractor. Validate and approved General contractors competencies. Helping assist borrowers to find new General Contractors or subcontractors as needed. Virtual Review of work done and approval for Construction Draw. For any Properties we take back (REO) you would do all the above and give updates to the financial Investor.

  • Vetting General Contractors
  • Weekly Meeting and oversee Construction on houses
  • Virtual walk through and scope of work
  • Pricing Meeting with General Contractors
  • Draws review and Lien release
  • Real Estate Owned Properties

Measurable Accountabilities:

  • Virtual Walk through to Rehab Cost Estimate- % and # Scheduled Virtual Walk through to Completed Rehab Estimated, And Business Days taken to complete (Oversee PM that perform this)
  • Draws Timeline Quality and timeline- Compelling evidence that the line item is 100% complete is more of a Quality KPI related to Draws. A Timeline KPI would be conducting the draw request within 2 business days of the request.
  • Construction Budget- Not going over Construction Budget
  • Started Work bid to completed- % and # started the final bid to sign off the final bid and Business days taken. (Oversee PM that perform this)
  • Construction Timeline and Cost- Projects are done within 20% of the timeline +1K per day Plus 10 Days. Total estimated cost of project vs actual. no more than 20% ( Unless know way to know ie sewer line break)
  • Profitable Loan Payoffs- % and # Funded loans to Qualified payoff Percentage.
  • Defaults- % and # REO to Quality Payoff
  • Real Estate Owned “REO” Business Days taken- We have control of property to Final Work completed clean and ready to list

Experience you need / Key Technical Skills:

  • At Least 5 years professional work Experience
  • At Least Two years History being exclusive in office (not in the field)
  • Project management: 5 years (Preferred)
  • Experience managing Residential Construction or Rehab Projects 3+ Years
  • Experience with being over multiple Residential projects/ Remodel at a time
  • Demonstrated ability to work independently with minimal supervision
  • Ability to find contractors and subcontractors in out of state markets without physically visiting.
  • Enjoys Crucial conversations and is not intimidated by Conflict. Enjoys coming to an amicable resolution and having respectful debate.
  • Enjoys phone conversation, would rather call than Email.
  • High Attention to Visual Detail, logical reasoning and accuracy. Ability to determine quality and completion of work based on photos and videos
  • Identify when additional inspections are needed and be able to justify why it is required.
  • Not intimidated to reject a draw request if there is not 100% positive all the work was done and verified
  • Very good with using google meetings, Zoom, photos. Computer Skills
  • Nice to Have - Able to do credit and debits and record expenses. knowing how to do that even on their personal budget ( Basic QuickBooks experience would be a plus)
  • CRM- Experience with CRM “Customer Relationship Management” Bonus If has used Hub Spot
  • Google Sheets, Excel, Drive -Basic formulas and experience of more than Basic Use. organizing keeping and managing files and permission sharing
  • Conflict Resolution: Without getting combative or demoralized. Enjoy the challenges of crucial conversations, listening and coming to a resolution
  • Visual Attention to Detail: Ability to see picture or Video and see what needs to be done
