New Line Structures (“NLS”) offers a wide range of services including pre-construction, Construction Manager, Owner’s Representative, General Contractor and Design/Build. NLS in the typical Construction Manager as Agent role is responsible for Preconstruction Value Engineering, Purchasing, Construction, Commissioning and Turnover. The Work Model at NLS is based upon “Repeat Business” which only happens when a Client is satisfied. Satisfaction is normally based on Schedule, Quality and Budget.

Job Description

The Senior Estimator position is in our main office in midtown Manhattan and reports directly to the Director of Estimating and Preconstruction Services. The primary responsibilities include the delivery of accurate quantity takeoffs and budgetary estimates for RFPs on high rise buildings in the preconstruction and construction phases. The essential functions of the position include:

  • Perform accurate on-screen quantity takeoffs for building projects
  • Compile comprehensive estimates based on any design stage: conceptual, schematic, design development, and fully detailed construction documents.
  • Maintain an organized database of historical pricing from all the estimating department’s activities, including labor, materials, assemblies, and per square foot of construction.
  • Continually update the pricing database based on subcontractor bids from the various projects.
  • Compile a database of productivity rates and crew sizes for the main construction trades, in collaboration with the scheduling department.
  • Review the RFP drawings and specifications to ensure that all required documentation is present.
  • Break down and group different building components and systems for area takeoffs and pricing.
  • Research means and methods, materials, costs, and construction techniques to help develop value-engineering proposals.
  • Collaborate and assist the preconstruction team with information for logistics, building methods, technologies, scheduling, and 3D modeling.
  • Prepare trade bid package scopes, exhibits, and checklists, procure bids, track the prequalification status, conduct bid scope review meetings, clarify scope, pursue value engineering options, level the bids, and prepare award recommendation letters.

Qualifications
  • Bachelor's Degree in a related field from an accredited institution and 7+ years of estimating experience with a construction manager or general contractor in the NY Metro area.
  • Familiarity with high-rise building construction in NYC
  • Familiarity with NYC trade contractors’ productivity and crew sizes
  • Ability to estimate all construction trades (union and/or non-union).
  • Knowledge of specific industry pricing standards
  • ASPE/CPE certification is a plus.
