About You:

As a Staff Accountant at CCI, you will be responsible for producing accurate financial reporting and maintaining financial compliance for a portfolio of managed properties. Success in this role means producing timely and precise financial reports, leading month-end and year-end closings, managing reserve draw processes and ensuring proficient general bookkeeping practices with effective management of the general ledger. You will have a keen attention to detail, enabling you to spot anomalies and post errors early. You will track cash flow needs,
handle debt obligations, and prepare thorough documentation for audits and tax compliance, helping CCI maintain high standards in financial transparency and regulatory adherence. You are detail-oriented, organized, and proactive, with a strong ability to balance multiple priorities. You communicate complex financial information clearly to both internal teams and external partners, fostering smooth workflows and enhancing CCI’s reputation as a trusted property manager.

Key Responsibilities:
Financial Reporting:

  • Lead monthly, quarterly, and annual closing activities, including posting accruals, reconciling GL accounts and related ledgers, and adjusting year-end allowance for bad debt.
  • Produce comprehensive financial reports that support transparency and allow stakeholders to gauge portfolio performance, ensuring reports meet industry and client expectations.
  • Understand and fulfill unique reporting and filing requirements for properties, such as specialized tax filings and non-profit reporting requirements.

Treasury and Reserves:

  • Monitor bank accounts for unauthorized or suspicious activity, reconcile accounts monthly, and manage processes such as Positive Pay and on-line transactions.
  • Assess cash flow and alert management to any projected shortfalls that may impact accounts payable or forecasted property needs.
  • Oversee reserve draw processes for repairs and mandated reserves, including preparation, submission, and tracking. Ensure timely approvals, maintain thorough documentation, and reflect reserve activity accurately in financial reports.
  • Regularly review and reconcile reserve and escrow accounts to ensure activity is properly recorded and accounts are adequately funded for projected property expenses.

Audit & Tax Preparation

  • Compile financial reports and supporting documents for submission to CPA firms, ensuring accuracy and completeness.
  • Work with external auditors and tax preparers to resolve questions and discrepancies efficiently.
  • Collaborating with the Regional Accounting Manager, participate in the preparation of audit reports and tax packages.

Debt & Fixed Asset Schedules:

  • Ensure debt tracking system accurately reports on portfolio debt obligations. To include accurate amortizations, interest-rate adjustments, maturities and any other debt provisions material to the debt servicing and reporting
  • Track loan transactions, ensuring timely payments and accurate recording of interest and principal
  • Review and maintain property fixed-asset schedules regularly to support long-term financial planning and annual reporting.

Property Financial Collaboration

  • Facilitate effective communication with property teams, HUD, lenders, and other stakeholders to ensure compliance with property financial requirements
  • Collaborate with regional teams to understand and execute each property’s unique requirements, developing organized plans to meet deadlines and maintain compliance.
  • Track and record CAM expenses, prepare tenant billings, and assist with annual reconciliations to ensure accurate allocation and transparency in shared property expenses.
  • Support the property management team in preparing annual budgets, reforecasts, and analysis of property performance.
  • Assist the property team with corrections and adjustments to HAP receipts.
  • Monitor AP approval workflows and facilitate the timely completion of the approval processes
  • Set up and manage EFT payments and auto-pay settings with vendors

Communication and Collaboration:

  • Build strong relationships with the regional team as well as internal and external stakeholders, continuing to enhance CCI’s reputation as a leading property owner/operator and employer of choice.

  • Take personal responsibility for clear, efficient and timely communication with Teammates, external partners, clients and other parties.

General Requirements:


Skills & Experience


3+ years of accounting experience, ideally in property management or real estate
Proficiency with Yardi or equivalent property management software, advanced skills in Microsoft Excel.
Experience with affordable housing programs (Project-based Section 8, Section 202, LIHTC) helpful
Bachelor’s degree or equivalent experience in Accounting, Finance, or a related field.
