JOB DESCRIPTION SUMMARY
A high-rise system specialist focuses on the design, integration, and maintenance of various systems within high-rise buildings. These systems include HVAC (heating, ventilation, and air conditioning), plumbing, electrical, fire protection, and building automation systems including hot water loops, boilers, and BMS systems. The role requires a comprehensive understanding of how these systems operate individually and in conjunction with each other to ensure the building’s efficiency, safety, and comfort. The role is responsible for maintaining all building mechanical systems, developing preventive maintenance programs, developing and drilling fire and life safety ensuring that overall building quality is maintained and systems such as elevators and fire alarms are tested successfully and with minimal negative impact on tenants or residents.
JOB DESCRIPTION

Travel requirements: This position requires frequent travel throughout the United States.
KEY RESPONSIBILITIES:
- Manages and directs building engineer activities including preventive, scheduled and emergency maintenance, cleaning, repair and renovation of mechanical systems and grounds to ensure systems operate efficiently and reduce the risk of breakdowns.
- Implements systems to maintain records on equipment inventories, work requests, preventative maintenance and required compliance activities.
- Maintains and updates procedures for fire and life safety systems to ensure that all procedures and policies relating to fire protection, disaster and hazardous material response are current and that all staff has been trained and are able to execute the required procedures.
- Conducts annual maintenance inspections to company standards as necessary and reports results and action plan to leadership and on-site team.
- Oversee activities of contractors, vendors and suppliers. Monitor contracts for compliance and control costs; perform quality control inspections to ensure adherence to contract specifications and industry standards.
- Conduct system commissioning to verify that each system operates as intended. This includes performance testing, troubleshooting and adjusting systems as needed.
- Ensure detailed technical documentation for system designs, installations and maintenance procedures exist and are maintained.
- Develop and provide training for building maintenance staff and operators on the proper use and maintenance of building systems.
- Communicate with operators, asset management, development and other stakeholders to address concerns and provide updates on system performance and maintenance.
BASIC KNOWLEDGE & QUALIFICATIONS:
- 10 years of related experience in maintaining building systems, particularly in high-rise or large-scale projects.
- Bachelor’s/Master’s degree from an accredited college or university preferred, mechanical engineering, electrical engineering or related field, preferred.
- Proven experience in a leadership role within the real estate industry.
- Excellent communication abilities.
- Knowledge of current market trends and regulatory requirements.
- Ability to create and manage stakeholder relationships.
SPECIALIZED SKILLS:
- Must have a solid understanding of water-source cooling and heating systems, chillers, VRF, domestic water pump and circulations systems, BMS systems, and the ability to read blue prints.
- Strong analytical and problem-solving skills to address complex system issues and optimize performance.
- Ability to manage multiple projects simultaneously, with strong organizational and time management skills.
- Highly effective verbal and written communication skills for collaborating with diverse teams and stakeholders.
- Ability to use software to conduct inspections and develop training content is required.
- Certifications in building systems are advantageous.
TRAVEL / PHYSICAL DEMANDS:
- Team member must be able to physically access all exterior and interior parts of a high-rise building and amenities.
- Team member must be able to push, pull, lift, carry or maneuver weights up to twenty-five (25) pounds independently and up to two hundred (200) pounds with assistance.
- Team member must be able to view computer screens, mobile devices, and other electronic equipment for extended periods of time where visual strain may result.
- Significant travel (potentially up to 85%) will be required to maintain the national portfolio of high-rise properties assigned as well as attend business meetings, training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
The salary range for this position is $110,000 - $130,000
Additional Compensation:
- Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
- Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
