About the team
The Loan Servicing Oversight and Audit Analyst is a highly independent role responsible for key functions of loan servicing vendor oversight, regulatory updates, monitoring and interacting with government regulators and Vendor Senior management.
The Loan Servicing Oversight and Audit Analyst will independently perform loan servicing operational control and reporting functions, and routinely monitor contracted Servicing Vendors to ensure compliance with investor, agency, legal and regulatory guidelines. Required processes include independently running Internal Audit style tests/reviews of contracted vendor performance on a monthly, quarterly, and annual basis based on specific oversight functions.
The Loan Servicing Oversight and Audit Analyst will also independently produce Retained Servicing reporting packages for ZHL Compliance Committee reviews and monthly reporting to be presented at the executive level.
Position will have direct transactional relationships with peers in department, the immediate supervisor, cross departmentally, and with vendor staff.
About the role
Key responsibilities:
Work directly with Vendor Management, Zillow Compliance Management, Zillow Internal Audit Management, and Government Regulators on all facets of loan servicing audit and control functions.
Responsible for the independent creation and maintenance of Audit and Vendor Oversight Policies and Procedures
Stay abreast of changes in regulations and /or investor guidelines to ensure timely compliance adaptations and reviews. Independently update oversight Policies and Procedures based on identified changes and build new oversight programs to meet the regulations.
Develop new, and leverage existing, Servicing Vendor oversight control and auditing tools/ platforms to analyze and test key controls. Ensure that service vendors are operating in accordance with investor, agency, legal, and regulatory guidelines.
Evaluate servicing vendor control deficiencies, using qualitative factors, to determine severity and magnitude of potential misstatements, identify error trends, and report those trends immediately to the Loan Servicing Manager.
Partner with internal and external process owners, as well as servicing vendors to monitor corrective action plans, and remediate deficiencies, or implement alternative controls for identified weaknesses.
Research and provide requested data to external auditors/regulators.
Provide direct analytical and research support to the ZHL Customer Experience team to address sophisticated consumer or regulator inquiries.
Produce service vendor post audit reporting and all quarterly ZHL Compliance Committee deliverables.
Develop and produce monthly retained loan servicing executive management reporting and respond to all executive management questions/concerns.
This role has been categorized as a Remote position. “Remote” employees do not have a permanent corporate office workplace and, instead, work from a physical location of their choice, which must be identified to the Company. U.S. employees may live in any of the 50 United States, with limited exceptions.
In California, Colorado, Connecticut, Hawaii, Illinois, Maryland, Minnesota, Nevada, New York, Washington state, and Washington DC the standard base pay range for this role is $81,200.00 - $129,800.00 Annually. This base pay range is specific to California, Colorado, Connecticut, Hawaii, Illinois, Maryland, Minnesota, Nevada, New York, Washington state, and Washington DC and may not be applicable to other locations.
In addition to a competitive base salary this position is also eligible for equity awards based on factors such as experience, performance and location. Actual amounts will vary depending on experience, performance and location.

Candidate must be comfortable providing feedback and recommendations to internal and external teams on servicing related concerns.
The ability to independently meet deadlines while interacting with Vendor Senior Management and Government Regulators in a fast-paced environment without sacrificing work product is imperative.
Candidate must have a curiosity about developing professional relationships within a diverse team setting.
Desired Skills and Experience
High school diploma or equivalent experience is required; a Bachelor's Degree in Accounting, Business, or Finance is preferred.
3-5 years’ mortgage servicing oversight experience required.
3-5 years' validated experience in an audit field preferred.
1-3 years' mortgage servicing QC/QA or Compliance experience preferred
Demonstrable intermediate experience and knowledge of mortgage servicing regulatory and FHLMC/FNMA/GMNA servicing rules required.
Detailed knowledge of spreadsheet management with MS Excel and database management with MS Access preferred
Proficient at the usage of Mortgage Servicing and originations products including MSP and Encompass.
Ability to read and interpret documents such as promissory notes, regulatory/legal directives, and other loan documents.
Must possess the ability to communicate (written and verbal) clearly with directives for borrower communication, investors, colleagues, and managers.
Must possess general mathematical proficiency as this position may be required to generate data reporting and calculate mathematical equations.
