You will

  • Conduct daily/weekly/monthly property inspections of a portfolio of shopping centres in Edmonton and surrounding communities to ensure all are well maintained and operated to an Anthem standard and have great curb appeal
  • Troubleshoot and handle basic repairs and maintenance including minor plumbing repair, light replacement, minor irrigation system repair, carpentry repair, minor electrical repair, pressure washing, minor paving repair, paint, site clean, general grounds maintenance (signs, walls, garbage cans, enclosures, gates, doors, other) minor landscaping, general building maintenance all in a hands-on capacity when appropriate and/or working though a qualified vendor to get it done
  • Maintain operations, along with the Property Manager related to HVAC, waste management, landscaping, pest control, property security, snow removal, parking lot and roof maintenance and rehabilitation, life safety systems, cleaning operations, tenant coordination and other aspects of physical operations to ensure the ongoing efficiency of the properties
  • Diagnose mechanical issues and correcting minor issues hands-on
  • Obtain approvals and order supplies, tools, or materials needed for repair and maintenance
  • Remove and dispose of illegal dumping at the property and assist with litter picking and snow removal if needed.
  • Oversee storm system maintenance, irrigation, exterior lighting and other systems as required
  • Oversee and ensure compliance with Anthem and legislated policies, standards, procedures, practices and guidelines related to environment, health and safety, and fire protection
  • Oversee contractors work for quality of workmanship and adherence to scope of work and meeting with contractors for estimates and planning
  • Respond to service requests, and maintenance demands and close out work orders on a daily basis
  • Provide feedback to the Property Manager with preparation of the annual operating and capital budgets
  • Establish strong relationships with tenants and provide a proactive, exemplary level of service
  • Assist the property team with co-ordination of tenant move-ins and move-outs and work with construction team on tenant build-outs or Landlord’s work
  • Work collaboratively with other team members in leasing, asset management and construction, suppliers of service and all other stakeholders
  • Be on call for after hour emergencies
  • Perform other duties, as assigned

 

You have

  • A high school education or GED and a related designation or degree from a technical college (a plus!)
  • Knowledge of national and industry codes regulatory governance and standards, such as WHMIS. WHMIS certification (definitely a plus!)
  • Knowledge of Environmental, Health and Safety issues
  • Skills in the use of hand and power tools such as hammers, hoists, saws, drills, and wrenches and ability to take apart equipment to remove and replace defective property elements
  • Experience performing routine maintenance
  • A thorough knowledge of:
    • General maintenance procedures
    • Plumbing/carpentry skills
    • Current technology
    • HVAC, electrical/mechanical systems
    • Preventative Maintenance Programs
  • The ability to read blueprints, repairs manuals and parts catalogues
  • The ability to use ladders
  • The ability, and are prepared to, complete physical and manual labour and enjoy working outdoors, in all types of weather, as the role entails outdoor, year-round work
  • The ability to conduct site inspections and write and manage reports
  • The ability to use MS Office and Excel and Outlook, and other programs, as required
  • A valid driver’s license and vehicle

The majority of this year-round facility work is outdoors. This position reports directly to the Senior Property Manager with daily work scheduling and supervision by the Building Supervisor.
