About This Role  
The Director of Procurement is responsible for managing all aspects of MN Procurement processes, procedures, and practices. This role focuses on crafting, leading, and implementing Procurement strategies that align with the business’s objectives. Key responsibilities include driving success in strategic sourcing, negotiations, contract execution, and supplier relationship management. Additionally, the Director oversees spend analysis, cost reduction initiatives, change management, and the development of team members.  
   
On a Given Day, Your Work Might Include
  • Responsible for development, implementation, and completion of strategic goals to support executive leadership objectives. Owns the overall team performance, mentorship, and long-term development of the team. Translates high-level strategic initiatives and priorities into actionable objectives for members and delegates effectively. 
  • Drives annual operating plans, quarterly and monthly forecasts, provides ongoing analysis of actuals versus plan and/or forecast as well as the underlying models and assumptions.
  • Partners with leadership to scope, develop, and implement solutions that drive business results and monitors business unit key performance indicators (KPIs) and metrics to understand impact and course correct as needed.
  • Owns and manages continuous improvement and process updates for the Procurement process and vendor management, including Vendor Core Values, Resource Planning, Process Mapping, and Standard Work.
  • Leads the supplier selection process through management of formal RFP, RFQ, and RFI processes.
  • Oversees supplier contract negotiations to ensure cost competitiveness and risk mitigation.
  • Performs required business analysis with key stakeholders to align business priorities with procurement initiatives.
  • Generates and presents reports on lagging and leading department indicators related to individual and team productivity, efficiency, engagement, and morale.
  • Participates in all employee lifecycle activities including interviewing, onboarding, training, mentoring, conducting weekly 1-on-1’s, just-in-time coaching, disciplinary actions, performing regular performance reviews, and offboarding.
  • Partners with and builds strong relationships with team members across the organization at all levels; supports cross-functionally with problem solving and analysis for department leaders to effectively run their functions and promote the goals of the organization.
  • Collaborates on cross-functional projects or initiatives as needed or required.
  • Models and reinforces actions and behaviors consistent with the Company's values, mission, and culture.
  • Conducts regular market and industry analysis to stay current on industry knowledge and trends. Utilizes a deep understanding of relevant supply markets including distribution channels, cost structures, economics, trends, etc., in the course of strategic planning and advising senior leadership.
  • Maintains and/or improves technical and leadership skills through participation in internal training programs and self-initiated learning and development.
  • Perform other related duties as necessary or assigned.
Physical Requirements
  • This position requires frequent use of a computer, including keyboard functions and visual acuity of 20 inches or fewer on a daily basis 
  • Frequent sitting (up to 8 hours a day in total). Occasional standing and walking
  • Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching
  • Exposure to characteristic construction site dangers
  • Be able to lift up to 20 pounds on occasion with or without accommodation
Travel & Vehicle Requirements
  • Some travel between job sites within a 5-mile radius of Bellevue and Kirkland is required 
  • Travel is required
What You’ll Need to Succeed 
  • Bachelor’s degree is strongly preferred; advanced education/training is a plus 
  • 10+ years of Procurement, Purchasing, Construction, or Analytics experience with a proven track record of exceptional results
  • 4+ years of Residential Construction Leadership experience
  • A strong track record of taking end-to-end ownership and driving results; demonstrated ability to manage multiple projects or programs- work prioritization, planning, and coordination across teams
  • Excellent management and supervisory skills
  • Thorough knowledge and understanding of procurement concepts, processes and practices, as well as supply chain management
  • Knowledge of building construction systems means and methods, materials, and industry standards
  • Expert understanding of single-family home design, including critical path order, as well as associated terms, trades, contracts, regulations, and technical specifications
  • Expert understanding of supply chain management, contracts, regulations, and technical specifications
  • Ability to review and accurately interpret engineering, architectural and other construction drawings
  • Comfort with conflict, and enforcing rules and standards 
  • Strong service-oriented attitude and customer focus
  • Strong presentation and public speaking skills. Comfortable with presenting and communicating complex or technical information to executives and board members
  • Intellectual curiosity and complete professional ownership
  • Strong interpersonal, relationship building, and verbal and written communication skills
  • Ability to effectively (re)prioritize tasks based on competing urgencies or needs
  • Adept at integrating disparate information, correlating data, and understanding data trends
  • Proficient in Microsoft Office Suite or similar software
  • Proficiency or comfort with Salesforce

Hours & Compensation   
This is a full-time position paying $127,000 - $204,000 + discretionary bonuses. The base salary range represents the anticipated low and high end of the salary range for this position. Individual placement within a salary range will vary based upon factors including but not limited to candidate experience, knowledge, individual, skills, and organizational performance.
