Overview:

Contour Housing Partners (“Contour”) is a housing preservation firm focused on shaping the housing landscape of America through strategic investments in communities of need by raising and deploying mission-driven capital to preserve quality affordable housing. Contour was formalized in 2022 by the leaders of Pennrose, LLC, a nationally recognized, vertically integrated affordable housing development firm.

 

The primary responsibility for the Acquisitions Analyst is to analyze and underwrite potential investment opportunities for consistency with the Contour business plan. Execution of this role will require routine research into real estate deal documents (e.g., regulatory agreements, notes and mortgages, operating agreements, etc.), audited financial statements and property financials to create detailed pro forma budgets and schedules for internal review. The Acquisitions Analyst will also be expected to work with third-party property management professionals to administer and report on property operating plans prior to and immediately following asset acquisition. This position provides the opportunity to work in a fast-paced, entrepreneurial environment
alongside executive leadership to drive decisions, advance housing policies, and help to improve the lives of households across the country. Remote working is available for well-qualified applicants.

 

Pay range: $100,000 - $120,000/year depending on experience. 

Responsibilities:
  • Assist in managing potential acquisition pipeline by maintaining an asset database.
  • Quickly and independently identify whether the property, partner, and business plan for the acquisition are consistent with investment criteria.
  • Preparation and submissions of financing applications.
  • Review of debt and equity term sheets.
  • Identify and obtain critical due diligence information for underwriting purposes, including financial statements, rent rolls, loan documents, regulatory agreements, partnership agreements, housing assistance payment contracts, real estate tax structures, and other due diligence information to underwrite the potential investment opportunities.
  • Perform comprehensive market research at local levels, as well as national trends, to inform investment planning.
  • Adjust and customize investment underwriting models according to the unique terms of and business plan for each transaction.
  • Coordinate third party reports and site inspections.
  • Collaborate with an interdisciplinary team of asset managers, property management staff, developers, and third-party professionals to execute transactions.
  • Compose memoranda and proposals to present internally to the Contour investment committee.
  • Develop presentation for Contour’s board of directors for quarterly board meetings
Qualifications:
  • Minimum 3 years of experience in either an investment bank, investment sales group, private equity firm, CRE lender or investor, or national real estate company.
  • Undergraduate degree required. Advanced degree in real estate, finance, accounting, or law, is preferred.
  • Expertise in Excel-based financial modeling, including composing multi-tier water fall structures.
  • LIHTC and Section 8 experience strongly preferred.
  • Fundamental understanding of multifamily real estate and familiarity with joint venture structures.
  • Thorough comprehension of real estate finance, including DCF, NPV, IRR, cap rates, interest rates, and tax treatments.
  • Commitment to mission-centric community development.
  • Ability to independently operate and self-motivate to problem solve.
  • Strong project management and verbal communication skills.
