Job description

Assists Director and Facility Engineering Manager with/or manages daily activities of the remote building workforce to maintain site work plans. Manages daily activities to maintain buildings and grounds at each site. Assists with implementation and monitoring of quality improvement program, in accordance with MMC policies and procedures. Assigns work orders through the UpKeep electronic work order system.  Assists the director in updating new equipment and PMs within the system. Meets with site managers identify needs and wants to assist with capital project planning. Assists with annual budget preparation, including staffing levels, capital equipment, and operating expenses. Assists in the completion and maintenance of departmental reports and documentation where required. Responsible for remote staff assignments on a 24/7 basis to assure provision of maintenance services, on a quality basis and in a timely manner. Evaluates staff skill levels and recommends/presents training opportunities to prepare and/or maintain staff skill levels commensurate with the demands of advancing technologies which will meet the needs of MMC.  Evaluates new products and submits for purchase approval of equipment and non-routine supplies. Manages daily activities/workforce to implement planned maintenance to maintain and secure all equipment assigned to the site, new or existing. Executes environmental inspections. Conducts routine site inspections and submits written reports of findings to the director.  Submits follow-up reports until deficiencies are completed. Perform new property assessments to evaluate the condition of the property before purchase/lease. Assist with property leases for both MMC as tenant and MMC as owner. Manages the implementation and adherence of the departmental record-keeping system as pertaining to remote sites, both manually and electronically, tracking and identifying all relevant departmental activity as it impacts on any MMC facility or property. Supports the Director of Facility Engineering with construction management of new construction and renovation projects at all MMC locations. Ability to adapt the content and style of written documents to the target audience’s requirements and level of understanding.  Ability to express quantitative or technical information in written and oral form and through personal interviews and conversation. Ability to clarify and interpret organizational policies in response to questions or concerning problems or situations. Ability to maintain an appearance of composure under stressful situations. Ability to interpret statistical data and express conclusions in either written or oral form. Knowledge of the objectives, goals, and activity thrusts of the organization and implications for the organization in all decision-making. Knowledge of Lease/Rental agreements/contracts and identifying MMC’s responsibilities.  This position will be responsible for maintaining lease agreements and working with Accounting, Materials Management, Legal, and other departments to ensure all parties are aware of any changes that occur to the original agreements. Detailed knowledge of all equipment necessary for the operation and maintenance of the buildings. Analytical skills and accomplished computer skills to systematically analyze statistics, trends, and monitor the systems for compliance. Ability to proficiently use Microsoft Office products, as well as appropriate software and internet programs, preferred. Knowledge of electronic work order systems. Maintains contact with vendors, contractors, and other outside sources of information to assist in the performance of assigned duties. Obtain assistance from qualified persons as necessary in areas relative to construction alteration, maintenance, and cleaning of the plant, equipment, grounds, and facilities. Coordinates with Director of Materials Management to obtain estimates, submit Request for Proposals (RFPs), and to review bids to the satisfaction of governing requirements.  Responsible for informing the rewarded party of each assignment of their obligations, ensuring their willingness to comply with all internal and external regulatory standards. Supporting responsibility for planning, coordination, and implementation for construction, renovation, and related activities. Manages ALSM needs and coordinates with appropriate authorities. Manages ICRA needs and coordinates with the Infection Control Department. Ensures ALSM & ICRA remain in place and are effective throughout construction/ renovation projects. Performs work in conformance with regulatory, licensing, and other adopted standards, ensuring compliance through safe practices and efficient equipment operation. Monitors and inspects work to ensure compliance with codes and regulations. Completes all documentation as required. Follows established policies and procedures with strict adherence to safety rules.  Knowledgeable of and exhibits willingness to implement lock-out procedures as required. Responsible for compliance with environmental regulations.  Secures permits as appropriate. Secures Department of Health approvals when required. Works with architects, engineers, and contractors to ensure project goals are met. Ensures staff and contractor safety during construction and renovation activities. Other duties as assigned.

MINIMUM EDUCATION, KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED

A degree in engineering or any field related to business management; liberal arts is preferred.  Sufficient previous related experience may be considered in lieu of formal education. Minimum of five years of experience in at least one of the building trades such as plumbing, carpentry, electronics, HVAC, facility maintenance, property management or other recognized trade, with at least two years of supervisory experience or, with a degree as defined above, at least three years of experience in facility maintenance, to include at least two years in a management or supervisory capacity. Ability to read and interpret blueprints. Ability to read and interpret Rental/Lease agreements. Ability to exhibit excellent communication skills. Knowledge of life safety codes, OSHA, NFPA, BOCA, and building inspections preferred.

Hearing: Occasionally - Perceiving the nature of sounds by ear.

Near Acuity: Occasionally - Clarity of vision at 20 inches or less. Accommodation: Frequently - Adjustment of lens of eye to bring an object into sharp focus. This factor is required when doing near point work at varying distances from the eye.
