**Position Summary:**

As the Director of Multifamily Development, you'll be responsible for creating new apartment opportunities from the ground up in Florida. This role includes deal generation and coordinating all aspects of the pre-development and zoning process.

**Essential Duties and Responsibilities:**

- Lead the pre-development process, including market and site identification, contract negotiations, zoning/rezoning, deal structuring, and relationship building.
- Assess market and financial feasibility of new real estate opportunities.
- Oversee pre-development work such as preliminary architecture, site design, and zoning issues.
- Conduct financial feasibility analyses, including pro forma and profitability analysis.
- Engage with external stakeholders to promote KPG and secure support.
- Prepare and submit financing packages for Low-Income Housing Tax Credits and other funding sources.
- Collaborate with various departments to ensure a successful deal pipeline.
- Communicate effectively with construction, management, and accounting teams.

**Qualifications/Skills & Knowledge Requirements:**

- Bachelor's degree (B.A./B.S.) or equivalent.
- 5 – 10+ years of multifamily development experience.
- Required experience with Section 42 low-income housing tax credits.
- Proficient in reading, writing, interpreting, and analyzing business publications and government regulations.
- Strong mathematical skills, including the ability to work with IRR, NPV, and other valuation metrics.
- Excellent problem-solving skills and the ability to work under general guidelines.
- Advanced proficiency in MS Office.
- Must be a team player with strong interpersonal skills and the ability to multi-task.
- Willing to travel up to 40 – 60% of the time with a valid driver's license.

POSITION SUMMARY:
Responsible and accountable for creating ground up (new construction) apartment opportunities in an
assigned territory for the company. This includes deal generation and coordinating all aspects of the predevelopment and zoning process.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Lead the pre-development process which includes, but is not limited to, market and site
identification, contract negotiations, zoning / rezoning, deal structuring and underwriting,
relationship building / management with both internal and external partners, etc.
• Determine market and financial feasibility of new real estate opportunities
• Perform, coordinate and / or lead pre-development work such as preliminary architecture and site
design, zoning issues, and local government support
• Calculate financial feasibility of proposed developments including pro forma and profitability
analysis
• Conduct presentations/hold meetings with external stakeholders to promote KPG and garner
support for associated activities
• Prepare and submit financing packages for Low-Income Housing Tax Credits (federal and state),
Tax Exempt Bonds and other funding sources as-needed (e.g. HOME and CDBG) ,
• Coordinate with other departments in order to successfully generate a pipeline of deals
• Distribute information to construction, management and accounting staff when appropriate
• Other duties as assigned
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
• Bachelor’s degree (B.A./B.S.) or equivalent
• 5 – 10+ years of experience
• Must have multifamily development experience
• Section 42 low income housing tax credit experience required
• Language Skills - Ability to read, write, interpret and analyze business publications, technical
procedures and government regulations. Ability to write and interpret reports, correspondence and
manuals. Ability to effectively present to groups of people including employees, vendors and the
general public.
• Math Skills - Ability to work with concepts such as internal rate of return (IRR), net present value
(NPV), and various other valuation metrics. Ability to apply concepts such as fractions,
percentages, ratios and proportions to situations.
• Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in
situations where only general guidelines exist. Ability to interpret instructions in written, oral,
diagram or schedule form.
• Computer Skills – Advanced experience with MS Office.
• Other Skills – Must be a team player, strong people skills and be able to multi-task while
remaining flexible.
• Travel – Must be willing to travel up to 40 – 60% of the time, and have a valid driver’s license

• Ongoing professional development.
PHYSICAL DEMANDS:
• Rarely must stoop, kneel, crouch, crawl or bend.
• Rarely must lift up to 25 pounds.
• Rarely is exposed to outdoor weather conditions.
