The opportunity: The Maintenance Technician I — is responsible for performing assigned duties related to the maintenance and repair activities within assigned buildings of various asset classes. The Maintenance Technician I —will report to the Operations Manager on daily basis and the primary objective of the Maintenance Technician I — is to ensure that the assigned buildings are being managed and maintained in a clean, safe, and environmentally responsible manner to the highest level of operational efficiency reporting in a timely manner to the Operations Manager.

What You Will Do

  • Perform regular walkthroughs of each property to ensure cleanliness of parking lots and common areas. Maintain inspection records and a daily logbook.
  • Monitor all site contractors: Janitorial, Maintenance, Landscaping, HVAC, Snow Removal etc. to ensure all contract terms are being adhered to and reporting findings to the OM.
  • Supervise all significant repairs on site such as HVAC replacement, paving repairs, roof repairs to ensure jobs are completed properly and tenants are provided related communication.
  • Work with the OM to review and approve all tenant design drawings and coordinate Landlord work at tenant premises.
  • Ensure that each property is set up on Angus and regular testing, maintenance, and inspections (HVAC, Fire/Life Safety, roof inspections, general building conditions, etc.) are performed as outlined on weekly, monthly, quarterly, and annual work orders.
  • Responsible for greening activities on the properties in addition to assisting the PM in achieving or maintaining BOMA BEST programs.
  • Fire/Life Safety Inspections - Being on site to oversee contractors while annual Fire Testing are performed. Regular walkthroughs of Tenant Premises to ensure all fire exits are free of debris, verify tenant storage areas are tidy and free of combustibles. Note any building or fire code violations or issues.
  • Walk through of electrical and mechanical rooms to ensure cleanliness and schedule/perform Infrared/thermal imaging testing when required.
  • Regular roof inspections to ensure free of debris and to report any issues or concerns
  • Review and supervise quarterly HVAC inspections and verify findings for discussion with OM.
  • Regular inspection of all vacant units to ensure: Vacant Unit Checklist completed monthly and the move in/out report completed upon tenant entering/vacating premises. Complete all BentallGreenOak forms required on a regular basis meeting all timelines set.
  • Respond to and record all tenant related operational questions such as heat/cool complaints, property issues such as waste removal, safety issues from Tenants and follow up to ensure that contractors deal with the complaint promptly and effectively ensuring that the OM is fully informed.
  • Perform minor repairs on site when noticed: Common Area lighting/bulb changes, ceiling tile replacement, sign repairs, minor clean-up, drywall, tile, painting, graffiti removal, etc.
  • Respond and/or attend to/ or provide direction during all Emergency/after-hours calls in accordance with the On Call Policy and report to OM.
  • Requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.
  • Assist with insurance and risk management inspections, remedial actions and reporting where required.
  • Assist the OM with the BentallGreenOak Eco Tracker and Boris annual survey’s and assessments.
  • Assist the PM with property budgeting annually and ensure that the operational budget is maintained.
  • Maintain key control and chattel list of applicable property.
  • Maintain site supplies and equipment, maintain visa records and coding to be submitted to OM and PA monthly.
  • Attend all BentallGreenOak scheduled training courses - i.e. Environmental, WHMIS, lift training. Schedule training courses such as First Aid Training and ensure that all WHIMIS / First Aid Stations /roof access/ Fall Prevention regulations are reviewed, maintained, and updated for each site.
  • Embrace and pro-actively support BentallGreenOak culture of environmental sustainability, and corporate and social responsibility.
  • Coordinate operations with other BentallGreenOak employees.
  • This position requires after-hours on call duties on a rotating schedule with other members of the operations team
  • Other assigned duties.

Who You Are

Education - BOMA Facilities Management training or related courses an asset. Lift training an asset.

Experience - 3+ years of work experience in a building operations or property management role. Construction experience an asset.

  • Hold a valid driver’s license
  • Entry level skills in Microsoft Office.
  • Experience with hand tools and small power tools an asset
  • Proficient with smartphones and mobile apps; able to manage work orders, communicate updates, and complete tasks using a mobile device.

Communication & Relationship Skills / Personal Character Traits - Ability to communicate effectively and professionally, oral and written with all stakeholders, including Property Manager(s), on a regular and daily basis; mature and self-motivated team player who is committed to personal growth and ethical integrity. Must be able to take initiative, be highly organized, who takes pride in their work.

Time Management / Working Environment - Ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities; adaptable to new ideas and embrace changes; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during afterhours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.

Organizational & Leadership Skills — Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion. Able to provide direction to site staff and contractors. Must be able to demonstrate excellent leadership skills and initiative.

Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.

Computer Skills - Must be proficient with iPhones including taking and emailing pictures, emailing correspondence, responding to work orders. Computer skills require intermediate ability to write memos, manage computer document files and create basic excel spreadsheets.

Physical - Ability to climb ladders, kneel, lift and walk long distances.

Police Clearance – A criminal verification check is required for employment.
