Develop and implement property strategies to optimize NOI and drive profitability.
Collaborate with property management team to implement revenue management programs and adjust rental rates based on market trends.
Conduct weekly calls with management to address property-specific issues, monitor deadlines, and ensure accountability.
Perform site visits, inspections, and financial statement reviews to identify variances and operational improvements.
Participate in acquisition due diligence, including market analysis, proforma evaluations, and coordination of recapitalizations, refinancing, restructurings, and asset dispositions.
Support underwriting efforts for potential new developments and investment opportunities.
Develop and maintain relationships with capital partners, lenders, and joint venture partners, providing regular reporting and ensuring alignment on investment strategy and performance expectations.
Monitor and assess portfolio-level risk exposure, including lease rollover schedules, capital expenditure forecasts, and market volatility, to inform strategic decision-making and long-term planning.
Conduct on-site due diligence with property management and third parties, reviewing market conditions and projections.
Requirements
Bachelor’s degree in real estate, accounting, finance, or a related field; relevant certifications are a plus.
5-10 years of experience in real estate consulting, asset management, multifamily underwriting, or a related field.
Advanced Excel skills, including the ability to build complex financial models and analyses.
Strong organizational, analytical, and critical thinking skills with a keen attention to detail.
Effective written and verbal communication, with the ability to convey complex ideas clearly.
Proficiency in Entrata, Real Page, or similar pricing and operational software preferred.
Demonstrates initiative, leadership, and the ability to meet deadlines in a dynamic environment.
Creative thinker capable of identifying and implementing innovative solutions to multifamily operational challenges.
Initiative-taking, collaborative, and committed to continuous improvement.
