Position Title: Senior Facilities Maintenance Manager
Work Set-up: Work From Home
Schedule: 10:00 PM – 7:00 AM
Salary: Php 70,000 – Php 100,000

JOB DESCRIPTION FOR A SENIOR FACILITIES MAINTENANCE MANAGER

Your Responsibilities as a Senior Facilities Maintenance Manager would be:
• Serve as the central point of contact for all maintenance-related issues across all locations—coordinating with GMs, vendors, and facilities partners to resolve problems quickly and cost-effectively.
• Oversee all reactive and preventative maintenance programs, ensuring systems are in place to track, prioritize, and complete service requests efficiently.
• Manage a network of regional service providers (HVAC, refrigeration, plumbing, electrical, etc.) and ensure performance standards, timelines, and costs are met.
• Monitor and respond to work orders via facility management software, ensuring clear documentation and communication across teams.
• Coordinate recurring maintenance contracts for critical infrastructure including HVAC, hoods, dish machines (e.g., Ecolab), grease traps, ice machines, beverage systems, pest control, and life safety systems.
• Review service invoices, control costs, and validate vendor charges against scope of work performed.
• Proactively identify chronic issues or asset failures and work with operations and leadership to recommend long-term fixes or upgrades.
• Partner with IT and low-voltage providers to maintain functionality of Wi-Fi, point-of-sale, and security systems in coordination with the ops team.
• Assist in onboarding new locations by setting up preventative maintenance schedules, vendor relationships, and systems integration.
• Work closely with the construction team on post-opening support and warranty tracking to ensure a smooth transition from buildout to operations.

Qualifications as a Senior Facilities Maintenance Manager:
• 3–5+ years of experience in restaurant or retail facilities/maintenance management.
• Strong understanding of critical restaurant systems including HVAC, refrigeration, dish machines, soda systems, kitchen equipment, electrical, and plumbing.
• Experience managing third-party vendors and national service providers remotely.
• Familiarity with CMMS or work order platforms (e.g., ServiceChannel, Limble, UpKeep).
• Strong communication and documentation skills; able to keep all parties informed and accountable.
• Budget-conscious with a track record of controlling R&M spend without sacrificing quality or guest experience.
• Resourceful problem-solver who thrives in a fast-paced environment and keeps a cool head when systems go down.
• Must be available or reachable 24/7 for emergency situations.
• Self-motivated and comfortable working independently while managing a high volume of locations and work orders.
• Excellent at juggling short-term fixes with long-term planning.
• Understands the urgency of hospitality and the importance of keeping restaurants running smoothly at all times.
