Salary Range:
up to 1600 USD

Work Schedule:
Monday - Friday, 9:00 AM to 6:00 PM (EST)

Position Overview:

The Marketing Operations Analyst plays a critical role in ensuring the success of land acquisition and sales operations by managing, optimizing, and executing marketing data acquisition, organization, and processing tasks. This role is highly analytical, requiring meticulous attention to detail, strong data management skills, and the ability to conduct research on subdivision regulations.

Key Responsibilities:

Market Research & Selection:

  • Identify high-potential counties for land acquisition and subdivision opportunities.
  • Research and compile subdivision regulations for targeted counties.
  • Track sell-through rates in different markets using LandInsight and other tools.
  • Contact county offices directly to gather regulatory data and ensure compliance.
  • Analyze past marketing data to refine future market targeting.


Marketing Data Acquisition & Management:

  • Pull and process 30,000+ new marketing records per week, ensuring accuracy and efficiency.
  • Scrub marketing lists to remove duplicates and improperly formatted records before uploading to REISift.
  • Skiptrace lists, ensuring TCPA litigators and DNC contacts are removed.
  • Organize and maintain marketing data in Google Drive, ensuring a clear and structured filing system.
  • Manage tagging and lead organization in REISift and update marketing-related documentation in Notion.


Direct Marketing Execution & Optimization

  • Coordinate and track direct mail campaigns, reporting on performance metrics.
  • Work closely with the Cold Calling Manager to ensure proper list segmentation and targeting for outbound campaigns.
  • Assist in implementing marketing automation and workflow efficiencies.


Performance Tracking & Reporting:

  • Ensure marketing operations are always two to three weeks ahead of schedule.
  • Conduct weekly audits of marketing data to maintain accuracy.
  • Prepare and submit weekly reports on marketing KPIs and campaign performance.


Collaboration & Growth Opportunities:

  • Support the Acquisitions Team by providing high-quality lead data.
  • Assist leadership with market insights and strategic recommendations.
  • Contribute to developing Standard Operating Procedures (SOPs) for list pulling, scrubbing, and data organization.
  • Identify opportunities to optimize workflows and enhance efficiency.


Qualifications:

  • Strong analytical and data management skills.
  • Highly detail-oriented and organized.
  • Ability to communicate effectively with county officials regarding subdivision regulations.
  • Comfortable working with large datasets and ensuring accuracy in marketing lists.
  • Self-motivated with a proactive approach to problem-solving.


Nice-to-Haves:

  • Experience with Google Drive, REISift, and Notion.
  • Background in real estate marketing, land acquisition, or market research.
  • Prior experience with direct mail campaigns and list management.
  • Leadership potential, with the ability to mentor and oversee data scrubbers as the team scales.
