Description

Job Purpose:  This position is a management position with responsibility for the oversight of engineering, customer service, quality assurance, and project management at all agency facilities.  

Essential Job Functions:

  1. Work with the Director of Facilities to assure full compliance with standards established within the service agreements. Performs regular building maintenance checks.
  2. Works with the Director of Risk & Safety and contractors to help ensure agency property and systems meet the safety requirements as specified by local, state, and Federal regulations. Ensures proper care and operation of equipment.
  3. Manages appropriate staffing levels based on work orders in the ticketing system. Uses ticketing system to understand key department metrics.
  4. Work closely with the Facilities Director to assign and close out facilities tickets as applicable.
  5. Assist with the oversight of all building automation systems to include fire, life safety systems, energy management systems, security systems, and the work order system.
  6. Participates in assuring all facilities meet CARF and Joint Commission accreditations requirements.
  7. Ensures a complete record of all HVAC and other systems documentation, corrections, and adjustments.
  8. Evaluates and revises business continuity plans related to transportation and facilities.  Works collaboratively with leaders in Information Systems, Security, Health & Safety, etc. to contribute to the overall business continuity plan for the agency.
  9. Audit monthly GPS routes and fuel receipts for credit card misuse and/or fraud. Investigate any suspicious activity. 
  10. Collaborate with Finance to identify cost or revenue concerns and recommend practical actions.
Qualifications

Required Technical Skills, Experience, Education, and Credentials:

  1. 15 years’ experience in an environment using HVAC, electrical, plumbing, carpentry and electronic equipment.
  2. 10 years’ knowledge, skill, and experience with facilities management.
  3. Access to a personal vehicle, a valid Wisconsin driver's license, and automobile insurance with minimum limits of $50,000/$100,000 bodily injury and $10,000 property damage
     

Work Environment and Physical Requirements 
The work environment and physical demands described here are representative of those that an employee may experience or must do to successfully perform the essential functions of the job:

  1. The nature of this positions requires the individual in this roll to participate in construction/ repair projects year-round both on the inside and outside of the building.  
  2. Frequently participate in hands on repair in carpentry, plumbing, electrical and HVAC to close tickets throughout the course of the day.
  3. The person in this position frequently communicates with vendors and other staff and must be able to exchange accurate information in these situations.
  4. Travel to other agency facilities in the greater Milwaukee area is required to help execute projects and provide guidance at each location.
  5. Frequently ascends/ descends stairs to view progress on projects at all agency building locations.
  6. Frequently positions self to observe building concerns and construction progress in areas that may be difficult to reach or hard to maneuver in.
