Job description

Summary:

The Asset Manager will be responsible for managing relationships with site owners and carriers, maximizing revenue, reducing expenses, and identifying new business opportunities. This individual will play a crucial role in overseeing site management, negotiating agreements, and collaborating with internal teams to address operational challenges and ensure site success.

Essential Functions:

  • Relationship Management:
    • Serve as the primary relationship manager for existing telecommunications sites.
    • Build and maintain strong, ongoing relationships with site owners and carriers.
    • Address site owners’ needs and concerns, ensuring a positive experience and fostering long-term partnerships.
  • Revenue Maximization and Expense Reduction:
    • Develop and execute strategies to increase revenue from site leases and reduce operational expenses.
    • Identify new leasing opportunities, acquisitions, and other revenue-generating initiatives.
    • Monitor market trends to uncover additional sources of revenue or cost-saving measures.
  • Site Management and Development:
    • Work with carriers on contract renewals, amendments, and other legal matters related to site management.
    • Partner with Business Development Managers to facilitate new collocations and other value-enhancing site developments.
    • Collaborate with the Operations Team and other internal stakeholders to address and resolve site-related issues quickly and efficiently.
  • Transaction Negotiation and Documentation:
    • Lead negotiations with site owners and carriers, ensuring favorable terms for the company.
    • Work closely with the internal Legal team to ensure compliance with legal requirements and proper documentation of agreements.
    • Maintain accurate records of all transactions and agreements for future reference.
  • Minimal travel may be required, as necessary.
  • Perform additional duties as assigned.

Requirements

Required skills and qualifications:

  • Bachelor’s degree in a relevant field or equivalent work experience.
  • Proven experience in asset management, real estate, or telecommunications, with a strong understanding of lease management and site operations.
  • Strong organizational skills with the ability to handle multiple projects simultaneously.
  • Excellent verbal and written communication skills, with the ability to effectively negotiate and manage relationships.
  • High level of proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
  • Strong analytical skills and attention to detail.
  • Ability to work independently while collaborating with cross-functional teams.
  • Proven experience in managing complex transactions and resolving operational issues.

Preferred skills and qualifications:

  • Previous experience working in the telecommunications or real estate industry.
  • Familiarity with telecommunications site development, collocation, and network expansion.
  • Proficiency in online research tools and document retrieval systems.
  • Strong strategic thinking and problem-solving capabilities.
  • Experience with contract management and legal documentation in a corporate setting.
