Tract is seeking a Corporate Paralegal in connection with its real estate investment business that will be stationed at Tract’s headquarters in Denver, Colorado. The successful candidate will report directly to the General Counsel - LandCo in the Company’s legal department. The position is a highly visible role that includes hands-on, frontline work across the organization and externally in the execution of large, industrial land acquisition transactions nationwide.
Responsibilities
Summary of general areas of work:
Evaluating land acquisitions and sales; managing acquisition and sales; working entitlement, development and construction processes; and working on corporate, infrastructure, vendor and all other Company transactional and regulatory matters.
The successful candidate will be a self-starter, comfortable working in a fast-paced, entrepreneurial, team-friendly environment with limited day-to-day oversight.
Specific Responsibilities Include
Assisting with title and survey review and coordinating escrow and closing processes
Reviewing land use and zoning regulations and assisting in obtaining permits, variances, and rezoning approvals for development
Drafting documents and reviewing real estate and corporate documents, including tracking contract deadlines
Performing legal due diligence
Assisting with contract lifecycle management
Conducting legal research on various legal issues affecting the company, including corporate governance
Assisting in monitoring and ensuring regulatory compliance with applicable laws, regulations, and industry standards relevant to the company’s operations, including real estate and land use laws
Managing corporate records, including organizing and updating corporate books, records and filings, and ensuring compliance with corporate formalities and regulations
Baseline Requirements
Paralegal certification or bachelor’s degree is required
Minimum of 7 years of experience working as a paralegal in a corporate or real estate legal department or law firm
Strong knowledge of real estate and corporate law principles, practices and procedures
Excellent research, writing and analytical skills
Proficiency using legal research tools and software
Familiarity with contract management systems and corporate record-keeping
practices
Ability to prioritize tasks, meet deadlines and manage multiple projects simultaneously
Strong interpersonal and communication skills, with the ability to collaborate effectively with cross-functional team members
Commitment to maintaining confidentiality and upholding ethical standards
Willingness to learn new areas of law with regard to transactional and real estate processes
Experience in real estate, land use and development, construction, infrastructure and complex transactions
Experience in drafting, reviewing and preparing real estate documents required for all steps of the real estate purchase, sale and development process
Knowledge of corporate governance
Experience drafting and preparing corporate entity documentation
Experience in drafting, reviewing and negotiating land use, entitlement, infrastructure and construction documentation
Experience in drafting, reviewing and preparing complex contracts
Familiarity with real estate finance and real investment trusts (REIT) highly desirable
Anticipated Salary Range (based On Experience)
$90,000.00-130,000.00 inclusive of base pay and bonus
