Experience (3-5 + years): Proven experience in accounting, with experience in management roles. Cash Flow Expertise: Strong background in cash flow management, particularly for multi-phase construction and real estate projects. Software Proficiency: Proficient in QuickBooks or similar accounting software, with advanced knowledge of Excel for financial tracking. Real Estate Knowledge: Experience with contractor management, handling W9s, insurance, and project-related financial documents. Communication Skills: Excellent communication and coordination skills for working with contractors and internal teams. Problem Solving: Strong analytical skills, particularly in identifying cost discrepancies and managing budgets efficiently across projects.

Core responsibilities:

Cash Flow Management: Oversee cash flow for multiple real estate projects, ensuring timely tracking of project expenses and contractor payments. Budgeting & Cost Breakdown: Develop and manage budgets for construction and renovation projects, providing detailed cost tracking for each phase. Contractor Coordination: Liaise with contractors, send out schedules, and ensure timely receipt of W9s, insurance, and lien waivers. Financial Reporting: Prepare financial statements, including balance sheets and cash flow reports, ensuring accuracy. QuickBooks Management: Maintain bookkeeping in QuickBooks, handling invoicing, accounts payable/receivable, and reconciliations. Administrative Support: Assist with office tasks related to real estate project management, including documentation and scheduling.
