Job description

This is a remote position.

Schedule:
  • Total hours: 40 hours per week or 8 hours per day
  • Monday - Friday
  • 9:00 AM - 6:00 PM Sterling Heights, MI time (or 10:00 PM - 7:00 AM Manila time)
  • With 1 hour unpaid break in between

The client runs a wholesale investment company focused on family rental properties. The client's company purchases properties, renovates them, and rents them out to families. As a wholesale company, they aim to buy properties at below market rates through various methods and partnerships. They then do minor renovations to make the properties rentable before listing them. Their business model relies on efficiently finding, assessing, and acquiring discounted properties for their rental portfolio. The virtual assistant role will support this by coordinating transactions, inspections, title transfers, and closings. The admin tasks will also help with general organization and operations.

Job Description
We are seeking a dynamic and results-driven Marketing Director to lead and implement all marketing functions for our real estate business. This individual will manage the development and execution of various marketing strategies—including SMS and email drip campaigns, direct mail, PPC, and more.

The ideal candidate brings strong leadership, in-depth knowledge of modern marketing platforms, and a strategic mindset to drive performance, manage budgets, and make data-informed decisions.

Responsibilities
  • Develop, implement, and optimize all marketing campaigns including direct mail, PPC, SMS, email, and digital marketing.
  • Execute SMS and email drip campaigns to engage and convert inbound real estate leads.
  • Lead and manage direct mail campaigns, ensuring timely delivery, accuracy, and adherence to budget.
  • Track and analyze key performance indicators (KPIs) to measure and improve marketing effectiveness.
  • Create and manage marketing budgets across all channels, ensuring cost-effective campaign execution and maximizing ROI.
  • Oversee the collection, organization, and interpretation of data to inform strategic decisions.
  • Manage the logistics of launching campaigns including scheduling, resource allocation, and vendor coordination.
  • Develop and maintain data scraping processes to support lead generation and targeted outreach.
  • Continuously evaluate marketing efforts, adjusting strategies based on performance data and market trends.
  • Collaborate closely with sales and leadership teams to align marketing initiatives with business objectives.
  • Ensure full compliance with marketing regulations and industry best practices (e.g., TCPA for SMS, CAN-SPAM for email).

Skills & Qualifications
  • EXPERT ZAPIER AUTOMATION REQUIRED
    Proven experience in a leadership role overseeing all marketing functions, preferably within the real estate sector.
  • Strong knowledge of marketing channels including PPC, SMS, email, and digital advertising.
  • Proficiency with marketing automation tools and CRMs (e.g., HubSpot, Salesforce, ActiveCampaign).
  • Expertise in managing and optimizing marketing budgets.
  • Strong analytical skills and experience with KPI tracking and performance analysis.
  • Highly organized, capable of managing multiple campaigns and deadlines simultaneously.
  • Experience in data scraping and performance data interpretation.
  • Proficiency with platforms such as Mailchimp, Twilio, Google Ads, and Facebook Ads.
  • Excellent copywriting and creative skills with a strong sense of messaging and design.
  • Strong communication and leadership skills to work effectively with internal teams and external vendors.

Preferred Experience
  • 5+ years in marketing, with at least 2 years in a senior or director-level role.
  • Experience in real estate lead generation and an understanding of the real estate sales cycle.
  • Familiarity with direct mail vendors and campaign logistics.
