Tax Department

The Accounting Tax team is responsible for tax compliance, audits, planning, and budgeting. Accounting tax also works closely with various external tax advisors and internal departments such as construction, new site development (NSD), market strategy, operations, accounting, legal, treasury, capital markets, and financial analysis & planning (FPA) to strategize and obtain tax efficiencies for the Company. Many times, a role like this at other companies is purely oversight. One thing that distinguishes Vantage is that our technical staff is given the responsibility and authority to directly drive the process. Our tax team works towards meeting corporate goals using various tax planning strategies. This approach empowers each member of the team to drive high- impact decisions and even more impactful result.

Position Overview

This role can be based remotely in the US.

Vantage is seeking a strategic, detail-oriented, and highly motivated Property Tax Manager to join our fast-paced, high-growth organization. This role is critical in managing the company’s property tax lifecycle across the U.S. and Canada, ensuring compliance, minimizing tax liability, and supporting business initiatives through proactive tax planning and process improvement. As a team member within the Tax Department, you will oversee all aspects of property tax including compliance, audits, appeals, valuations, accruals, forecasting, and collaboration with internal stakeholders and third-party advisors. You will thrive in a dynamic environment, working cross-functionally with Accounting, Finance, New Site Development (NSD), Construction, Procurement, Capital Markets, Legal, and Operations to drive accurate and timely reporting, mitigate risk, and identify opportunities for savings.

Essential Job Functions

Property Tax Strategy & Compliance:

• Lead the end-to-end North America property tax function (real and personal property) across a diverse portfolio of owned and leased assets.

• Ensure accurate and timely filings of all property tax returns and payments across U.S. states and Canadian provinces.

• Maintain compliance with all local, state, and provincial tax laws and regulations.

• Identify opportunities for exemptions, abatements, and other cost reduction strategies.

•Track abatements and file annual reporting timely and accurately to comply with local requirements.

Valuation, Appeals & Audit Management:

• Proactively manage property tax valuations, coordinating with third-party providers and assessors.

• Analyze assessments and determine when to pursue appeals, lead appeal negotiations and settlement strategies.

• Oversee and respond to property tax audits, ensuring appropriate documentation and communication.

Forecasting, Accruals & Reporting:

• Lead the monthly, quarterly, and annual property tax accrual process; ensure accuracy and transparency.

• Partner with FP&A on tax forecasting and budgeting to support strategic financial planning.

• Prepare executive-level reports to communicate property tax exposure and savings.

Property Tax Research in New Markets:

• Research property tax laws, assessment methods, and compliance requirements in new jurisdictions

• Analyze tax rates, valuation practices, and estimate potential property tax liabilities

• Engage and manage local consultants for jurisdiction-specific expertise

• Collaborate with Accounting, Finance, New Site Development (NSD), Construction, Procurement, Capital Markets, Legal, and Operations to assess property tax implications of transactions, leases, or capital projects before new market entry.

• Identify local appeal procedures, tax incentives, and abatement opportunities.

• Develop property tax projections and/or review property tax projections from external advisors for reasonableness.

Process Improvement & Technology:

• Streamline property tax operations through process improvements and automation.

• Evaluate and implement property tax software/tools to enhance accuracy and efficiency.

Cross-Functional Leadership:

• Serve as a subject matter expert on property tax impacts for business initiatives.

• Develop and maintain relationships with external tax advisors and internal stakeholders.

• Additional duties as assigned by management.

Job Requirements

  • Bachelor’s degree in accounting, finance, business, or related field; CPA, MST or CMI preferred.

  • 3 or more years of Big 4 or Regional public accounting experience in relevant position. Mix of public accounting and similar industry experience a plus.

  • 5+ years of relevant experience in property tax, with at least 3 years in a managerial or leadership capacity.

  • Strong knowledge of U.S. and Canadian property tax regulations and valuation methodologies.

  • Extensive experience using Microsoft Office software tools, such as Excel, PowerPoint, SharePoint, Outlook, and Word

  • Experience managing complex portfolios in a fast-paced, multi-state and/or multinational environment.

  • Proven track record of successful audit defense and appeal negotiation.

  • Experience with tax software (e.g., OneSource, PTMS, or similar). Familiarity with Yardi accounting software a plus

  • Excellent communication, analytical, and problem-solving skills.

  • Ability to manage competing priorities and deadlines with strong attention to detail.

  • Basic knowledge of accounting such as debits and credits and account reconciliation

  • Travel required is expected to be up to 10% but may increase over time as the business evolves.

Additional Details

  • Salary Range: $130,000-$145,000 Base + Bonus (this range is based on Colorado market data and may vary in other locations)

  • This position is eligible for company benefits including but not limited to medical, dental, and vision coverage, life and AD&D, short and long-term disability coverage, paid time off, employee assistance, participation in a 401k program that includes company match, and many other additional voluntary benefits.

  • Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.
