Job objectives and responsibilities

  • To deliver an effective plumbing, heating and ventilation maintenance function, undertaking planned, reactive and emergency work in accordance with schedules and relevant standards to ensure that all buildings and facilities are maintained appropriately.
  • To be available to attend emergencies and out of hours callouts.
  • To support the FM team in carrying out other tasks as required by the Maintenance Supervisor.

Main duties

1. Carry out PPM (Planned Preventative Maintenance) and reactive maintenance in accordance with contractual obligations.

2. Comply with company safe systems of work which follow statutory obligations and QHSE requirements.

3. Comply with timescales in accordance with contractual obligations for the rectification of damage and defects by use of the in-house systems in operation.

4. Update the company maintenance management system on completion of works ensuring information is accurate.

5. Be fully conversant with ACOP L8

6. Complete all appropriate documentation ensuring it is accurate, complete, current and accessible.

7. Work with sub contractors ensuring legislative, company and contractual standards are adhered to.

8. Maintain tools and equipment, so that they remain serviceable and ready to use, ensuring no time delay in achieving standards required.

9. Use, handle, transport and store equipment and materials securely and correctly at all times to ensure a safe and secure environment.

10. Undertake emergency out of hours call outs as required to maintain the centre facilities.

11. Notify relevant staff of stock levels so that the availability of materials is maintained.

12. Undertake all notifications of change to the establishment ensuring compliance with the relevant standards.

Person Specification


  • Level 2 NVQ in plumbing and heating qualification: e.g. City & Guilds Level 2 Plumbing and Heating
  • Previous relevant experience of working with plumbing and heating within a large complex facility
  • The ideal candidate will hold an NVQ Level 3 plumbing qualification
  • The job-holder must be flexible: able to join an On Call Rota .


  • Level 3 NVQ in plumbing and heating qualification: e.g. City & Guilds Level 3 Plumbing and Heating
  • Wider skillsets from relevant experience or qualifications: e.g. Gas, Ventilation and Air Conditioning
